NOTICE OF SALE UNDER POWER
STATE OF GEORGIA, COUNTY OF RICHMOND
By virtue of a Power of Sale contained in that certain Subject Mortgage from The Flippin Bowmans LLC to Mortgage Electronic Registration Systems, Inc. solely as nominee for LendingHome Funding Corporation, dated July 27, 2021 and recorded on July 31, 2021 in Deed Book 1794, Page 145, in the Office of the Clerk of Superior Court of Richmond County, Georgia, said Subject Mortgage having been given to secure a Note of even date, in the original principal amount of One Hundred Forty-Three Thousand Five Hundred and 00/100 dollars ($143,500.00) with interest thereon as provided therein, as last transferred to U.S. BANK TRUST NATIONAL ASSOCIATION NOT IN ITS INDIVIDUAL CAPACITY BUT SOLELY AS OWNER TRUSTEE FOR RCF 2 ACQUISITION
TRUST, recorded in Deed Book 1985, Page 2073, aforesaid records, will be sold at public outcry to the highest bidder for cash before the courthouse door of Richmond County, Georgia, or at such place as has or may be lawfully designated as an alternative location, within the legal hours of sale on the first Tuesday in December, 2025, all property described in said Subject Mortgage including but not limited to the following described property:
All that Lot or Parcel of Land, together with all buildings and improvements thereon, situate, lying and being in the State of Georgia, County of Richmond, being known and designated as Lot 44, Block D, Section One of Goshen Manor Subdivision, as shown on a plat recorded in the Office of the Clerk of the Superior Court of Richmond County, Georgia, in Realty Reel 30, pages 119-124 and on an individual plat recorded in Realty Reel 252, Page 1226, reference is hereby made to said plats for a more complete and accurate description as to the metes, bounds and location of the said property.
Less and Except: that property along the easternmost boundary of subject property which has been conveyed to and made a part of Lot 45, Block D, Section One of Goshen Manor Subdivision.
Said property is conveyed subject to any and all applicable easements, restrictions and covenants recorded in said Clerk's Office and is subject to a 5 foot wide drainage and utility easement running along the entire Western lot line of said Lot 44, Block D, and being shown on the above mentioned plat of record in said Clerk's Office.
Said property may more commonly be known as 4014 Royal Oaks Ct, Augusta, GA 30906.
The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, non-payment of the monthly installments on said loan. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, including attorney’s fees (notice of intent to collect attorney’s fees having been given).
The individual or entity that has full authority to negotiate, amend and modify all terms of the loan is U.S. BANK TRUST NATIONAL ASSOCIATION NOT IN ITS INDIVIDUAL CAPACITY BUT SOLELY AS OWNER TRUSTEE FOR RCF 2 ACQUISITION TRUST, Selene Finance LP 3501

Said property will be sold on an “as-is” basis without any representation, warranty or recourse against the above-named or the undersigned. The sale will also be subject to the following items which may affect the title: a) zoning ordinances; b) matters which would be disclosed by an accurate survey or by an inspection of the property; c) any outstanding ad valorem taxes, including taxes, which constitute liens upon said property whether or not now due and payable; d) special assessments; e) the right of redemption of any taxing authority; f) all outstanding bills for public utilities which constitute liens upon said property; g) all restrictive covenants, easements, rights-of-way and any other matters of record superior to said Subject Mortgage. To the best of the knowledge and belief of the undersigned, the owners and party in possession of the property are The Flippin Bowmans LLC and or tenant(s). The sale will be conducted subject to 1) confirmation that the sale is not prohibited under the U.S. Bankruptcy code and 2) final confirmation and audit of the status of the loan with the holder of the Subject Mortgage.
