NOTICE OF SALE UNDER POWER
GEORGIA, RICHMOND COUNTY
Under and by virtue of the power of sale contained in a Deed to Secure Debt from Brooke J. Thompson and Jerome A. Thompson to Otis F. Askin, dated April 13, 2010, and recorded in Deed Book 1266, pages 558-561, being last transferred by Assignment (recorded in Book 1639, Pages 2163-2164) to Otis Franklin Askin, Jr. and Kristin Askin Hutto as Co-Trustees (as shown in the Memorandum of Trust dated 12/28/12 created under the Last Will and Testament of Otis Franklin Askin, Sr. dated 12/28/12 and recorded in Richmond County, Georgia in Book 1618, Pages 1376-1400), said Deed to Secure Debt having been given to secure a note dated April 13, 2010, in the original principal sum of Sixteen Thousand Six Hundred Fifty and 00/100 ($16,650.00) Dollars with interest from date at the rate stated in said note on the unpaid balance until paid, there will be sold by the undersigned at public outcry to the highest bidder for cash before the courthouse door at Richmond County, Georgia within the legal hours of sale on the first Tuesday in December, 2025, the property described in said Deed to Secure Debt, to wit:
All that lot or parcel of land, situate, lying, and being in the 86th G.M.D., Richmond County, Georgia, containing 2.47 acres, more or less, and being known and designated as Lot 6, Section II, Phase II, Oak South Subdivision, as shown on a plat thereof prepared by Godfrey Land Surveyors, Reg. Land Surveyor, which plat is of record in the Office of the Superior Court Clerk for Richmond County, Georgia in Plat Reel 515, Page 949; reference being made to said plat for a more complete and accurate description of said property. Said property is commonly known as 7021 Amarillo Circle, Augusta, Georgia 30906.
The debt secured by said Deed to Secure Debt has been and is hereby declared due because of, among other possible events of default, the non-payment of the monthly installments on said loan. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, including legal fees.
This sale will be held subject to all unpaid taxes, assessments, and restrictions of record, if any, transfer tax and all state and county taxes.
Said property will be sold as the property of Brooke J. Thompson and Jerome A. Thompson, the property to the best information, knowledge, and belief of the undersigned, being presently in the possession of Brooke J. Thompson and Jerome A. Thompson, and the proceeds of said sale will be applied to the payment of said indebtedness and all the expenses of said sale, including attorney’s fees, all as provided in said deed, and the balance, if any, will be distributed as provided by law.
Terms of the sale are to be cash, purchaser paying for papers, revenue stamps, and all state and county taxes.
