By virtue of a certified copy of a decree to me directed from the Clerk of the Superior Court of Morgan County, Indiana, in Cause No. 55D03-2208-MF-001258, wherein U.S. Bank Trust National Association, not in its individual capacity but solely as owner trustee for Legacy Mortgage Asset Trust 2020-GS5 was Plaintiff, and Paul J. Stierwalt, Tracey A. Stierwalt and Mariner Finance, LLC, were the Defendants, requiring me to make the sum as provided for in said Decree with interest and costs, I will expose at public sale to the highest bidder, on the 12th day of January, 2026, at 2:00 P.M. of said day, at 160 N. Park Ave., Martinsville, IN 46151, the fee simple of the whole body of Real Estate in Morgan County, Indiana:
Part of the Southeast Quarter of the Southeast Quarter of Section Thirty (30), Township Twelve (12) North, Range One (1) East of the Second Principal Meridian, Morgan County, Indiana, bounded and described as follows, to-wit: Beginning Six Hundred Ninety-five and Four Tenths (695.4) feet North of the Southeast corner of Section Thirty (30), Township and Range aforesaid, and on the East line of said Quarter Quarter; run thence North 73 degrees 42 minutes West a distance of Nine Hundred Eighteen and Four Tenths (918.4) feet to a railroad spike in the center entrance road to Mobile Home Park; run thence South 13 degrees 02 minutes West a distance of Forty-four and Six Tenths (44.6) feet to an iron pipe South of a Six inch tree and the Beginning Point of this description, from said beginning point; run thence North 80 degrees 49 minutes West a distance of Two Hundred Seventeen (217.0) feet to an iron pipe by a power pole; run thence South 38 degrees 26 minutes West a distance of Sixty-three and Eight Tenths (63.8) feet to a railroad spike in the center of Pumpkinvine Road; run thence South 19 degrees 00 minutes East a distance of One Hundred Forty-eight and Two Tenths (148.2) feet to a railroad spike in said road; run thence South 37 degrees 40 minutes East a distance of Two Hundred Thirteen and Seven Tenths (213.7) feet; run thence North 13 degrees 02 minutes East a distance of Three Hundred Thirty-three and Six Tenths (333.6) feet to the place of beginning. Containing 1.18 acres, more or less.

Subject to all liens, encumbrances, rights of redemption, easements and restrictions of record not otherwise foreclosed and extinguished in the proceedings known as Cause # 55D03-2208-MF-001258 in the Superior Court of the County of Morgan Indiana, and subject to all real estate taxes, and assessments currently due, delinquent or which are to become a lien.
Said sale will be made without relief from valuation or appraisement laws. If the sale is set aside for any reason, the Purchaser at the sale shall be entitled only to a return of the deposit paid. The Purchaser shall have no further recourse against the Mortgagor, the Mortgagee, or the Mortgagee's Attorney.
