SUBSTITUTE TRUSTEE'S NOTICE OF SALE
WHEREAS, on July 28, 2021, DAVID LAMAR DICKINSON, A SINGLE MAN. executed a deed of trust for the benefit of Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for BANKFIRST FINANCIAL SERVICES, its successors and assigns, which deed of trust was recorded on August 3, 2021, as Instrument No. 932974, in Book 4078, Page 755, in the office of the Chancery Clerk of Madison County, Mississippi; Said Deed of Trust was last sold, assigned and transferred to CITIZENS BANK, N.A. by assignment recorded in Book 4395, Page 322 as Instrument No. 996156 in the office of the Chancery Clerk of Madison County, Mississippi.
WHEREAS, the holder of the deed of trust at the time of the substitution substituted McCalla Raymer Leibert Pierce, LLP as Trustee, as authorized by the terms thereof, by instrument recorded October 10, 2025 and spread at large upon the records in the office of the aforesaid Chancery Clerk as Instrument No. 1036611 in Book 4606, Page 238 prior to the posting and publication of this notice; and
WHEREAS, default having been made in the terms and conditions of the deed of trust, and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of the deed of trust, and the legal holder of said indebtedness, CITIZENS BANK NA f/k/a RBS CITIZENS NA
, has requested the undersigned Substitute Trustee to execute the trust and sell said land, property and improvements in accordance with the terms of the deed of trust for the purpose of raising the sums due thereunder, together with attorney's fees, Substitute Trustee's fees and expenses of sale;
THEREFORE, on December 4, 2025, the undersigned Substitute Trustee in the deed of trust, will offer for sale at public outcry and sell to the highest bidder for cash, within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.) at the South front door of the New Madison County Courthouse at 128 W. North Street, Canton, Mississippi, the following described land, property and improvements lying and being situate in Madison County, Mississippi, to-wit:
A 3118.75 square foot parcel being all of Lot G-1 and part of Lot G-2 of Copper Ridge 2 as recorded in Cabinet B, Slide 82 in the office of the Chancery Clerk, being situated in the SE 1/4 of Section 28, Township 7 North, Range 2 East, Madison County, Mississippi and being more particularly described as follows:
Commencing at the Southwest Corner of Lot G-4; run thence North 02 degrees 12 minutes 00 seconds East for a distance of 78.24 feet along the West line of Lots G-4, G-3, and G-2 to the Point of Beginning; run thence North 02 degrees 12 minutes 00 seconds East for a distance of 39.12 feet along the West line of Lots G-2 and G-1; thence turn right through an angle of 92 degrees 23 minutes 36 seconds and run Easterly for a distance of 81.89 feet along the North line of Lot G-1; turn thence right 90 degrees 00 minutes and run Southerly for a distance of 39.10 feet along the East line of Lots G-1 and G-2; turn thence right through an angle of 90 degrees 00 minutes and run Westerly for a distance of 32.87 feet; thence turn right through an angle of 90 degrees and run Northerly for a distance of 3.0 feet; thence turn left through an angle of 90 degrees and run Westerly for a distance of 7.5 feet; thence turn left through an angle of 90 degrees and run Southerly for a distance of 3.0 feet; thence turn right through an angle of 90 degrees and run Westerly for a distance of 38.50 feet to the Point of Beginning.
I WILL CONVEY only such title as is vested in the Substitute Trustee.
