PLEASE TAKE NOTICE that on December 9, 2025 at 7:30 p.m. the Zoning Board of Adjustment of the Township of Marlboro Township will hold a hearing on the application of Paul Jones Holdings, LLC. The hearing will be held at the Recreation Building, 1996 Recreation Way, Marlboro, New Jersey. The premises which are the subject of this application are located on 34 NJSH Route 9, Marlboro, New Jersey. Said premises are also known as Block 176, Lot 15 in Marlboro Township.
The applicant is seeking Amended Use Variance and Waiver of Site Plan approval for the previously approved food trailer to the exterior of the Crunch Health & Fitness Club. The Board approved the application on July 8, 2025 and the new application is for a variance to eliminate five (5) parking spaces as a result of the installation of the food trailer. A use variance under N.J.S.A. 40:55D-70(d)(1) for the food trailer is required because the health and fitness club is not a permitted use in the C-4 zone.
In addition, variances are required for maximum lot coverage of 64.9% where 60% is permitted, for minimum lot area of 4.34 acres where 10 acres is required, for minimum lot width of 489.3 ft. where 500 ft. is required and for minimum lot frontage of 0 ft. where 500 ft. is required.
The applicant also intends to request at the hearing such density, use, bulk variance and/or waivers of design standards and/or submission requirements as are required to develop the premises in the manner indicated in the application materials, and any other variances or waivers that the Board may require.
The application for development and all supporting maps, site plans and documents are on file in the office of the Department of Planning and Zoning and are available for public inspection during normal business hours at the Municipal Building, Township of Marlboro, 1979 Township Drive, Marlboro, New Jersey. Any interested party may appear at the aforesaid hearing, either in person, or by their attorney, and be given an opportunity to be heard with respect to the aforesaid application.
