NOTICE OF MORTGAGEE'S SALE OF REAL ESTATE
By virtue and in execution of the Power of Sale contained in a certain Second Commercial Mortgage dated April 27, 2023 given by Alan L. Carrier to ASW Fund 1, LP, said mortgage recorded with the Barnstable County Registry of Deeds in Book 35754, Page 46, and which mortgage the undersigned is the present holder, for breach of the conditions of said mortgage and for the purpose of foreclosing the same will be sold at Public Auction at 1:45 p.m. on the 11th day of December, 2025 at the property located at 4 Tonset Road, Orleans, Massachusetts, all and singular the premises described in said mortgage.

Being the same premises conveyed to this Mortgagor by deed recorded in Book 13201, Page 213.

Carrier, married to H&R Block Mortgage Corporation, a Massachusetts Corporation in the original principal amount of $390,000.00, dated January 10, 2006 and recorded/filed with said Deeds in Book 20658, Page 234; as assigned to Option One Mortgage Corporation recorded in Book 21175, Page 109; as further assigned to Wells Fargo Bank, N.A., as Trustee for Option One Mortgage Loan Trust 2006-2, Asset-Backed Certificates, Series 2006-2 recorded in Book 25990, Page 186; as further assigned to Wells Fargo Bank, National Association as Trustee for Option One Mortgage Loan Trust 2006-2, Asset-Backed Certificates, Series 2006- recorded in Book 29059, Page 233.
Premises to be sold and conveyed subject to and with the benefit of all rights, rights of way, restrictions, easements, covenants, liens or claims in the nature of liens, improvements, public assessments, any and all unpaid taxes, tax titles, tax liens, water and sewer liens and any other municipal assessments or liens and rights of any tenants and parties in possession, if there be any, or existing encumbrances of record which are in force and are applicable, having priority over said mortgage, whether or not reference to such restrictions, easements, improvements, liens or encumbrances is made in the deed.
