SUBSTITUTE TRUSTEE'S NOTICE OF FORECLOSURE SALE
WHEREAS on July 17, 2002, Cleophus Amerson executed a Deed of Trust to Debera Bridges, as Trustee, and CitiFinancial, Inc., as Beneficiary, which Deed of Trust is on file and of record in the office of the Chancery Clerk of Hinds County (First Judicial District), Mississippi, in Book 5631, Page 262 - and as Instrument Number 775098 - in the Office of the Chancery Clerk of Hinds County (First Judicial District), Mississippi; and
WHEREAS, CFNA Receivables (TX), LLC, a Texas Limited Liability Company, Successor by Merger to CFNA Receivables (IA), Inc. f/k/a Citifinancial, Inc. assigned said Deed of Trust to Citifinancial Servicing LLC via an instrument dated February 23, 2017 and recorded in Book 7203, Page 4121 — and as Instrument No. 1573660 - in the Office of the Chancery Clerk of Hinds County (First Judicial District), Mississippi; and
WHEREAS, Citifinancial Servicing LLC assigned said Deed of Trust to Bayview Loan Servicing, LLC via an instrument dated February 23, 2017 and recorded in Book 7203, Page 4124 — and as Instrument No. 1573661 - in the Office of the Chancery Clerk of Hinds County (First Judicial District), Mississippi; and
WHEREAS, Community Loan Servicing, LLC f/k/a Bayview Loan Servicing, LLC assigned said Deed of Trust to Bayview Dispositions Iva, LLC via an instrument dated November 16, 2020 and recorded in Book 7275, Page 1180 — and as Instrument No. 1783258 - in the Office of the Chancery Clerk of Hinds County (First Judicial District), Mississippi; and
WHEREAS, Bayview Dispositions Iva, LLC assigned said Deed of Trust to Kondaur Capital Corporation, not in its individual capacity but solely in its capacity as Separate Trustee of Matawin Ventures Trust Series 2020-2 via an instrument dated November 16, 2020 and recorded in Book 7275, Page 1181 — and as Instrument No. 1783259 - in the Office of the Chancery Clerk of Hinds County (First Judicial District), Mississippi; and
WHEREAS, GITSIT Solutions, LLC f/k/a Kondaur Capital Corporation not in its individual capacity but solely in its capacity as Separate Trustee of Matawin Ventures Trust Series 2020-2 assigned said Deed of Trust to MCLP Asset Company, Inc. via an instrument dated April 6, 2022 and recorded in Book 7311, Page 2690 in the Office of the Chancery Clerk of Hinds County (First Judicial District), Mississippi; and
WHEREAS, MCLP Asset Company, Inc. assigned said Deed of Trust to GSMS 2021-1 Trust via an instrument dated October 29, 2024 and recorded in Book 7315, Page 2896 — and as Instrument No. 1896229 - in the Office of the Chancery Clerk of Hinds County (First Judicial District), Mississippi; and
WHEREAS, U.S. Bank Trust National Association, not in its individual capacity but as Owner Trustee for GSMS 2021-1 Trust assigned said Deed of Trust to U.S. Bank Trust National Association, not in its individual capacity but as Owner Trustee for GSMS 2021-1 Trust via an instrument dated January 14, 2025 and recorded in Book 7318, Page 2734 — and as Instrument No.1900196 - in the Office of the Chancery Clerk of Hinds County (First Judicial District), Mississippi; and
WHEREAS, U.S. Bank Trust National Association, not in its individual capacity but as Owner Trustee for GSMS 2021-1 Trust appointed Padgett Law Group as Substitute Trustee in place of the afore-mentioned original Trustee via an instrument dated May 20, 2025 and recorded in Book 7322, Page 4409 — and as Instrument No. 1908649 - in the Office of the Chancery Clerk of Hinds County (First Judicial District), Mississippi; and
WHEREAS, default has occurred in the payment of the indebtedness secured by said deed(s) of trust, and U.S. Bank Trust National Association, not in its individual capacity but as Owner Trustee for GSMS 2021-1 Trust, as beneficiary, has authorized and instructed Padgett Law Group as substitute trustee to foreclose said deed(s) of trust by advertisement and sale at public auction in accordance with the statutes made and provided therefor.
THEREFORE, notice is hereby given that pursuant to the power of sale contained in said deed(s) of trust and in accordance with the statutes made and provided therefor, the said deed(s) of trust will be foreclosed and the property covered thereby and hereinafter described will be sold at public auction to the highest bidder for cash at the North front door of the Hinds (First Judicial District) County Courthouse, at Jackson, Mississippi, and will sell within legal hours (being between the hours of 11:00 AM and 4:00 PM) on December 12, 2025, to satisfy the indebtedness now due under and secured by said deed(s) of trust.
Padgett Law Group will convey only such title as vested in it as Substituted Trustee.

THE FOLLOWING DESCRIBED PROPERTY SITUATED IN HINDS COUNTY, MISSISSIPPI TO WIT: ALL THAT PARCEL OF LAND IN CITY OF JACKSON, HINDS COUNTY, STATE OF MISSISSIPPI, AS FOUND IN DEED BOOK 3798, PAGE 58B, ID 308-192, BEING KNOWN AND DESIGNATED AS LOT THREE (3), BLOCK A, PLEASANT ACRES SUBDIVISION, ACCORDING TO THE MAP OR PLAT THEREOF ON FILE AND OF RECORD IN THE OFFICE OF THE CHANCERY CLERK OF HINDS COUNTY AT JACKSON, MISSISSIPPI.
The successful bidder must tender full funds at the conclusion of the sale in the form of a certified check made payable or endorsed to Padgett Law Group. No personal checks will be accepted. To this end you must bring sufficient funds to outbid the lender and any other bidders. Insufficient funds will not be accepted Amounts received in excess of the winning bid will be refunded. Padgett Law Group reserves the right to award the bid to the next highest bidders should the highest bidder fail to timely tender the total amount due.
