NEWREZ LLC D/B/A SHELLPOINT MORTGAGE SERVICING, is the Plaintiff, and JASON KAHRIMAN, ET ALS., are Defendants, writ of execution for the sale of mortgaged premises dated 06/06/2024.

Pursuant to 28, U.S.C. Section 2410 (c), this sale is subject to a 120 day right of redemption held by the United States of America by virtue of the Internal Revenue Service Lien:
DEPARTMENT OF THE TREASURY - INTERNAL REVENUE SERVICE versus MIRELLA KAHRIMAN dated November 18, 2016, and recorded December 22, 20216, in Book 00111, Page 0407 in the amount of $133,575.96.
DEPARTMENT OF THE TREASURY - INTERNAL REVENUE SERVICE versus JASON KAHRIMAN dated October 16, 2018, and recorded October 26, 2018, in Book 17335, Page 387 in the amount of $452,367.12.
DEPARTMENT OF THE TREASURY - INTERNAL REVENUE SERVICE versus JASON KAHRIMAN dated September 26, 2019, and recorded October 8, 2019, in Book 17645, Page 1112 in the amount of $7,613.52.
Subject to open tax sale certificate #24-00444 in the amount of $4,822.29 for open sewer and taxes plus penalty and costs. Purchaser is responsible for obtaining final amount to redeem.

*SUBJECT TO ANY UNPAID TAXES, MUNICIPAL LIENS OR OTHER CHARGES, AND ANY SUCH TAXES, CHARGES, LIENS, INSURANCE PREMIUMS OR OTHER ADVANCES MADE BY PLAINTIFF PRIOR TO THIS SALE. ALL INTERESTED PARTIES ARE TO CONDUCT AND RELY UPON THEIR OWN INDEPENDENT INVESTIGATION TO ASCERTAIN WHETHER OR NOT ANY OUTSTANDING INTEREST REMAIN OF RECORD AND/OR HAVE PRIORITY OVER THE LIEN BEING FORECLOSED AND, IF SO THE CURRENT AMOUNT DUE THEREON.
**IF THE SALE IS SET ASIDE FOR ANY REASON, THE PURCHASER AT THE SALE SHALL BE ENTITLED ONLY TO A RETURN OF THE DEPOSIT PAID. THE PURCHASER SHALL HAVE NO FURTHER RECOURSE AGAINST THE MORTGAGOR, THE MORTGAGEE OR THE MORTGAGEE’S ATTORNEY.
SURPLUS MONEY: If after the sale and satisfaction of the mortgage debt, including costs and expenses, there remains any surplus money, the money will be deposited into the Superior Court Trust Fund and any person claiming the surplus, or any part thereof, may file a motion pursuant to Court Rules 4:64-3 and 4:57-2 stating the nature and extent of that person's claim and asking for an order directing payment of the surplus money. The Sheriff or other person conducting the sale will have information regarding the surplus, if any.
The approximate amount of the upset to be satisfied by said sale is the sum of TWO HUNDRED SEVENTY SIX THOUSAND SEVEN HUNDRED EIGHTY EIGHT DOLLARS AND TWENTY FOUR CENTS ($276,788.24) dollars more or less, plus interest together with the costs of this sale. THE UPSET AMOUNT MAY BE SUBJECT TO FURTHER ORDERS OF ADDITIONAL SUMS.
The subscriber reserves the right to adjourn said sale from time to time subject only to such limitations or restrictions upon the exercise of such power as may be specially provided by law or rules of the Court. Sold subject to conditions of sale.
Successful bidder must pay 20% of bid in cash (up to $1,000.00), certified check or official bank check at close of sale and the balance in two weeks.
