By virtue and in execution of the Power of Sale contained in a certain mortgage given by Ann Iadonisi to Bank of America, N.A., and now held by US Bank Trust National Association, not in its individual capacity but solely as Owner Trustee for GS Mortgage-Back Securities Trust 2022-RPL1, said mortgage dated January 21, 2005 and recorded in the Worcester County (Northern District) Registry of Deeds in Book 5573, Page 244, said mortgage was assigned from Bank of America, N.A. to Wells Fargo Bank, N.A., as Trustee for the Certificateholders of Banc of America Alternative Loan Trust 2005-3, Mortgage Pass-Through Certificates, Series 2005-3 by assignment dated May 15, 2014 and recorded with said Registry of Deeds in Book 8127, Page 270; said mortgage was assigned from Wells Fargo Bank, National Association, successor by merger to Wells Fargo Bank Minnesota, National Association, formerly known as Norwest Bank Minnesota, National Association, not in its individual or banking capacity, but solely in its capacity as Trustee for Banc of America Alternative Loan Trust 2005-3 to U.S. Bank National Association, not in its individual capacity, but solely as trustee of the NRZ Pass-Through Trust V by assignment dated March 8, 2021 and recorded with said Registry of Deeds in Book 9904, Page 313; said mortgage was assigned from U.S. Bank National Association, not in its individual capacity, but solely as trustee for the NRZ Pass-Through Trust V to Goldman Sachs Mortgage Company by assignment dated November 5, 2021 and recorded with said Registry of Deeds in Book 10192, Page 112; said mortgage was assigned from Goldman Sachs Mortgage Company to US Bank Trust National Association, not in its individual capacity but solely as Owner Trustee for GS Mortgage-Back Securities Trust 2022-RPL1 by assignment dated July 17, 2024 and recorded with said Registry of Deeds in Book 10804, Page 195; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on December 18, 2025 at 04:00 PM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
The land with the buildings and other improvements thereon situated on the southerly side of Whitney Street, formerly known as Baker Street, and on a northwesterly shore of Wright's (Upper) Reservoir in the westerly part of Westminster, Worcester County, Massachusetts, bounded and described as follows:
BEGINNING at the northwesterly corner thereof, at an iron pin in a wall in the southerly line of Whitney Street, at land of Raymond H. and Shirley A. Bourgeois, said pin being located 300 feet easterly, as measured by said road line, of a drill hole at the northeasterly corner of land of one Sinclair;
THENCE, the following five courses by the southerly line of Whitney Street and partly by walls:
S. 78° 53' 02" E. 26.66 feet to an angle;
S. 73° 14' 19" E. 50.12 feet to a drill hole;
S. 81° 56' 24" E. 191.34 feet to an angle;
N. 61° 04' 23" E. 123.08 feet to a drill hole; and,
N. 63° 09' 52" E. 83.42 feet to an iron pin at land of Raymond H. Bourgeois, Sr.
THENCE, S. 32° 08' 53" E. by said Bourgeois land, 134.46 feet to an iron pin at the high water marks at a northwesterly shore of Wright's (Upper) Reservoir;
THENCE, generally southwesterly by the high water mark of said shore, about 760 feet to an iron pin at the high water mark at land of the aforementioned Raymond H. and Shirley A Bourgeois;
THENCE, N. 5° 49' 20" E. by said Bourgeois land, 503.41 feet to an iron pin in a wall in the southerly line of Whitney Street and the point of BEGINNING.
Containing 3.70 acres, more or less.
The above described premises are shown on a plan of land entitled, "Plan of Land prepared for Raymond H. & Shirley A. Bourgeois, in Westminster, MA, Scale: 1 inch=60 feet, September 12, 1980, Michael S. Szoc, R.L. Surveyor, 32 Pleasant Street, Gardner, MA", recorded at Worcester Northern District Registry of Deeds in Plan Book 244, Plan 4.
For title, see deed recorded with said Deeds in Book 3592, Page 62.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.

TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
