NOTICE OF SALE
WHEREAS, on March 10, 2014, Gary Kirk Neill and Cathy W. Neill, husband and wife executed a deed of trust for the benefit of Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for Quicken Loans Inc., its successors and assigns, which deed of trust was recorded on March 24, 2014, as Instrument No. 219552, in Book 634, Page 4795, in the office of the Chancery Clerk of the Second Judicial District of Hinds County, Mississippi; Said Deed of Trust was last sold, assigned and transferred to Rocket Mortgage, LLC f/k/a Quicken Loans, LLC by assignment recorded in Book 648, Page 1173 as Instrument No. 281705 in the office of the Chancery Clerk of Hinds County, Mississippi.
WHEREAS, the holder of the deed of trust at the time of the substitution substituted McCalla Raymer Leibert Pierce, LLP as Trustee, as authorized by the terms thereof, by instrument recorded November 12, 2025 and spread at large upon the records in the office of the aforesaid Chancery Clerk as Instrument No. 287398 in Book 649, Page 4623 prior to the posting and publication of this notice; and
WHEREAS, default having been made in the terms and conditions of the deed of trust, and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of the deed of trust, and the legal holder of said indebtedness, Rocket Mortgage, LLC f/k/a Quicken Loans, LLC f/k/a Quicken Loans Inc., has requested the undersigned Substitute Trustee to execute the trust and sell said land, property and improvements in accordance with the terms of the deed of trust for the purpose of raising the sums due thereunder, together with attorney's fees, Substitute Trustee's fees and expenses of sale;
THEREFORE, on January 9, 2026, the undersigned Substitute Trustee in the deed of trust, will offer for sale at public outcry and sell to the highest bidder for cash, within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.) at the SouthWest front steps of the Hinds County Courthouse (2nd Judicial District) in Raymond, Mississippi, the following described land, property and improvements lying and being situate in Hinds County, Mississippi, to-wit:

A parcel of land situated in the NW1/4 of the NE1/4 of Section 2, Township 13 North, Range 5 East, Second Judicial District, Hinds County, Mississippi and being more particularly described as follows:
Commerce at the NE corner of NW1/4 of Section 2, Township 13 North, Range 5 East, Second Judicial District, Hinds county, Mississippi and run thence S 03 degrees 13' 34" E 374.07 feet to an iron pin and the Point of Beginning; run thence S 3 degrees 13' 34" E 283.77 feet to an iron pin on the North right of way line of a paved road; run thence N 87 degrees 20' 04" E 97.82 feet along the North line of said paved road; run thence N 80 degrees 38' 26" E 100.19 feet along the North line of said paved road; run thence N 78 degrees 36' 35" E 110.17 feet along the North line of said paved road to the West right of way line of Herren Road; run thence N 11 degrees 40' 46" W 96.29 feet along the West right of way line of Herren Road to an iron pin; said iron pin being the point of a curve to the right having a radius of 1540.93 feet, an arc distance of 197.54 feet, and a chord bearing and distance of N 3 degrees 03' 08" W 197.41 feet; thence leaving said curve run S 80 degrees 06' 00" W 294.92 feet to the Point of Beginning. This parcel contains 2.0008 acres more or less.
