By virtue and in execution of the Power of Sale contained in a certain mortgage given by Manuel S. Corey and Joanne T. Corey to Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for American Mortgage Network, Inc. DBA American Mortgage Network of MA, and now held by U.S. Bank Trust National Association, not in its individual capacity but solely as Owner Trustee for RCAF Acquisition Trust, said mortgage dated August 24, 2007 and recorded in the Bristol County (Fall River District) Registry of Deeds in Book 6749, Page 179, as affected by a Loan Modification dated October 29, 2014 and recorded in the Bristol County (Fall River District) Registry of Deeds in Book 8579, Page 21; as affected by a Loan Modification dated December 4, 2015 and recorded in the Bristol County (Fall River District) Registry of Deeds in Book 8853, Page 145; said mortgage was assigned from Mortgage Electronic Registration Systems, Inc. to Chase Home Finance, LLC by assignment dated April 5, 2010 and recorded with said Registry of Deeds in Book 7411, Page 106; said mortgage was assigned from JPMorgan Chase Bank, National Association successor by merger to Chase Home Finance LLC to Goldman Sachs Mortgage Company by assignment dated September 15, 2020 and recorded with said Registry of Deeds in Book 10242, Page 16; said mortgage was assigned from Goldman Sachs Mortgage Company to U.S. Bank Trust National Association, not in its individual capacity but solely as Owner Trustee for RCAF Acquisition Trust by assignment dated March 7, 2025 and recorded with said Registry of Deeds in Book 11862, Page 227; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on December 29, 2025 at 11:00 AM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
The land and the buildings thereon in Somerset, MA bounded and described as follows:
Said land is situated on the Southerly side of Wilbur Avenue, the Northeasterly corner thereof being sixty (60) feet Westerly from the Southwesterly corner of Wilbur Avenue and a forty (40) foot street or way, and is bounded Northerly by said Wilbur Avenue one hundred eighty (180) feet; Easterly by land now or formerly of Elmer E. Sherman one hundred thirty-six and twelve one-hundredths (136.12) feet; Southerly by land now or formerly of Daniel Wilbur et al one hundred eighty (180) feet; and Westerly by land now or formerly of Daniel Wilbur et al one hundred thirty-six and twelve one-hundredths (136.12) feet.
Containing ninety (90) square rods, more or less.
Being the same premises conveyed to the herein named mortgagor (s) by deed recorded with Bristol County Fall River District Registry of Deeds in Book 2495, Page 193.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.

TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
