SHERIFF’S SALE NOTICE
By virtue of a certified copy of a decree to me, directed from the Clerk of Morgan Superior Court #1 of Morgan County, Indiana, in Cause No. 55D01-2506-MF-001424, wherein PHH Mortgage Corporation was Plaintiff, and Jeremy J. Skaggs and Ambulance Management Services were Defendants, requiring me to make the sum as provided for in said Decree, with interest and cost, I will expose at public sale to the highest bidder on January 12, 2026, at the hour of 2:00 p.m., or as soon thereafter as is possible, at the Sheriff's Office at 160 N. Park Avenue, Martinsville, IN 46151 the fee simple of the whole body of Real Estate in Morgan County, Indiana.
A part of the Southeast Quarter of Section 35, Township 13 North, Range 2 West of the Second Principal Meridian, Morgan County, Indiana, being more particularly described as follows:
Commencing at the Southeast corner of the Southeast Quarter of said Section 35, thence along the East line of the said quarter section North 00 degrees 13 minutes 21 seconds East 214.94 feet to the centerline of an unobstructed 50' wide easement; thence along said easement centerline for the following (7) calls: 1) North 84 degrees 02 minutes 41 seconds West, 244.36 feet; 2) North 89 degrees 56 minutes 16 seconds West, 105.50 feet; 3) Northwesterly 234.61 feet along a tangent curve to the right having a radius of 250.00 feet, said curve being subtended by a chord bearing North 63 degrees 03 minutes 11 seconds West, 226.10 feet; 4) North 36 degrees 10 minutes 07 seconds West, 215.84 feet; 5) Northerly 158.79 feet along a tangent curve to the right having a radius of 250.00 feet, said curve being subtended by a chord bearing North 17 degrees 58 minutes 22 seconds West, 156.13 feet; 6) North 00 degrees 13 minutes 21 seconds East, 42.95 feet to the point of beginning for this description; 7) North 00 degrees 13 minutes 21 seconds East, 142.01 feet; thence South 89 degrees 46 minutes 38 seconds East, 262.35 feet; thence South 00 degrees 13 minutes 22 seconds West 142.01 feet; thence North 89 degrees 46 minutes 38 seconds West 262.35 feet to the Point of Beginning. Containing 0.855 acre, more or less. AKA Tract 6 Lake of the Woods.
Together with and subject to an easement for the purpose of access and utilities, which is created herein for the benefit of the above described parcel and reserving an easement over the abovedescribed parcel for the benefit of the land originally acquired by Grantor in Quitclaim Deed dated January 27, 1998, and recorded January 28, 1998 in Deed Record 405, Pages 575-576, and/or any adjoining land subsequent acquired by the Grantor. Said easement was originally set forth on the Covenants, Conditions, and Restrictions of Lake of the Woods dated October 2, 1998 and recorded October 2, 1998, in Miscellaneous Record 155, Pages 39-57, and is over and across the following real estate in Morgan County, Indiana:
An unobstructed easement for ingress-egress and the use of the various utilities, being fifty (50) feet in even width, being located in a part of the Southeast Quarter of Section 36, Township 13 North, Range 2 West of the Second Principal Meridian, Morgan County, Indiana, whose centerline is more particularly described as follows:
Commencing at the Southeast corner of the Southeast Quarter of said Section 35, thence along the East line of the said quarter section North 00 degrees 13 minutes 21 seconds East, 214.94 feet to the point of beginning for this easement centerline, thence North 84 degrees 02 minutes 41 seconds West, 244.36 feet; thence North 89 degrees 56 minutes 16 seconds West, 105.50 feet; thence Northwesterly 234.61 feet along a tangent curve to the right having a radius of 250.00 feet, said curve being a subtended by a chord bearing North 63 degrees 03 minutes 11 seconds West, 226.10 feet; thence North 36 degrees 10 minutes 07 seconds West, 215.84 feet; thence Northerly 158.79 feet along a tangent curve to the right having a radius of 250.00 feet, said curve being subtended by a chord bearing North 17 degrees 58 minutes 22 seconds West, 156.13 feet; thence North 00 degrees 13 minutes 21 seconds East, 324.45 feet to the terminus of this easement centerline.
