NOTICE OF MORTGAGEE’S SALE OF REAL ESTATE
Premises: 73 Broad Reach, Unit M-21 a/k/a Unit M-21C, Weymouth, MA 02191
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Nancy O. Pereto to Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for Reverse Mortgage Funding LLC, and now held by Carrington Mortgage Services, LLC, said mortgage dated March 19, 2019 and recorded in the Norfolk County Registry of Deeds in Book 36683, Page 143, said mortgage was assigned from Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for Reverse Mortgage Funding LLC to Carrington Mortgage Services, LLC by assignment dated May 27, 2025 and recorded with said Registry of Deeds in Book 42432, Page 501; said mortgage was assigned from Reverse Mortgage Funding LLC to Carrington Mortgage Services, LLC by assignment dated August 29, 2025 and recorded with said Registry of Deeds in Book 42624, Page 329; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on January 5, 2026 at 09:00 AM Local Time upon the premises, directly in front of the building in which the unit is located, all and singular the premises described in said mortgage, to wit:
The unit ("Unit") known as No. M-21 in the building known as CONCORD SOUTH ("Building") of Weymouthport Condominium-Phase 1, Broad Reach, North Weymouth, Norfolk County, Massachusetts, a condominium ("Condominium") established by Weymouthport Corporation pursuant to Massachusetts General Law, Chapter 183A, by Master Deed dated August 27, 1973, recoded with the Norfolk County Registry of Deeds in Book 4975, page 226, as amended ("master Deeds"), which unit is shown on the floor plans ("Plans") of the Building recorded simultaneously with the Master Deed or with applicable amendments thereto.
Said Unit is also shown on the floor plan recorded with the deed to Robert A. Zottoli and Jeanne M. Zottoli, recorded with said Deeds at Book 5440, page 347, which floor plan is recorded with said Deeds as Plan No 133 in Plan Book 266.
The Unit is conveyed together with:
1. An undivided interest of 0.3288% in the common areas and facilities ("Common Elements") of the Condominium described in the Master attributable to the Unit;
2. An exclusive license to use one (1) underground parking space designated to the Unit as shown on the Plans;
3. An exclusive license to use one (1) storage cubicle designated for the Unit as shown on the Plans;
4. An easement for the continuance of all encroachments by the Unit on any adjoining units or Common Elements existing as a result of construction of the Building, or which may come into existence hereafter as result of settling or shifting of the Building, or as a result of repair or restoration of the Building or of the Unit after damage or destructions by fire or other casualty, or after a taking in condemnation or eminent domain proceedings, or by reason of alternations or repair to the Common Elements made by or with the consent of the trustees of Weymouthport Condominium-Phase 1 Trust ("Trustees");
5. An easement in common with the owners of other units to use any pipes, wires, ducts, flues, cables, conduits, public utility lines, and other Common Elements located in any of the other units or elsewhere in the Condominium and serving the Unit; and
6. Rights and easements in common with other unit owners as described in the Master Deed.
The Unit conveyed is subject to:
1. Easements in favor of adjoining units and in favor of the Common Elements for the continuance of all encroachments of such adjoining units or Common Elements on the Unit, now existing as a result of constructions of the Building, or which may come into existence hereafter as a result of settling or shifting of the Building, or as a result of repair or restoration of the Building or of any adjoining unit or of the Common Elements after damage or destruction by fire or other casualty, or after a ting in condemnation or eminent domain proceedings, or by reason of an alteration or repair to the Common Elements made by or with the consent of the trustees;
2. An easement in favor of the other units to use any pipes, wires, ducts, flues, cables, conduits, public utility lines, and other Common Elements located in the Unit or elsewhere in the Condominium and serving such other units;
3. Exclusive rights in favor of the owner of any unit to use designated underground parking and storage cubicles;
4. The provisions of this Unit Deed, the Master Deed, the Declaration of Trust, and the Plans, as the same may be amended from time to time by instruments recorded with said Deeds, which provisions, together with any amendments thereto, shall constitute covenants running with the land an shall bind any persona having at any time any interest or estate in the Unit, his family, servants, and visitors, as though such provisions were recited and stipulated at length herein; and
5. All easements, restrictions, and conditions of record, if any, insofar as now in force and applicable.
The Unit is intended only for residential purposes, and no other use may be made of the Unit.

The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.
For Mortgagor’s Title see deed dated July 23, 2003 and recorded in the Norfolk County Registry of Deeds in Book 19516, Page 105.
Said Unit will be conveyed together with an undivided percentage interest in the Common Elements of said Condominium appurtenant to said Unit and together with all rights, easements, covenants and agreements as contained and referred to in the Declaration of Condominium, as amended.
TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
