Upon authority of a Decree heretofore granted, I will offer for sale to the highest bidder for cash, at public auction, the premises fully described below, at the Anderson County Judicial Center, 100 South Main Street, 3rd Floor, Courtroom #2, Anderson, SC 29624, on the 6th day of January, 2026, at 11:00 A.M. or shortly thereafter.
All that certain piece, parcel or lot of land, lying and being in the State of South Carolina, County of Anderson, being known and designated as Lot 26 on a plat of Spring Hill Farm, Phase 2, recorded in Plat Book 1526, at Page 5, in the ROD Office for Anderson County, South Carolina, reference is hereby made to said plat for a more complete metes and bounds description thereof.
This being the same property conveyed to Geremy L. Huff by deed of Carlton Reid Riddle and Tina Stanifer fka Tina Stanifer-Riddle dated August 12, 2011, and recorded August 16, 2011, in Deed Book 10122 at Page 220.

As the Plaintiff did not waive its right for a deficiency judgment in the Complaint, the bidding will remain open for thirty (30) days after the sale as provided by law. THE PLAINTIFF RESERVES THE RIGHT TO WAIVE DEFICIENCY UP TO AND INCLUDING THE DATE OF SALE.
The Property subject to the first Mortgage from Geremy L. Huff to Homeowners Mortgage Enterprises, Inc., in the amount of $238,789.00, dated August 12, 2011, and recorded on August 16, 2011 in the Office of the Clerk of Court for Anderson County in Book 10122 at Page 224, and any liens for taxes, special assessments of record against such property, and existing easements or restrictions of record.
The property shall be sold for cash to the highest bidder. The highest bidder, other than the Plaintiff, will be required to deposit with the Master in Equity, at the conclusion of the bidding, cash or certified check in the amount of five (5%) per cent of the bid: the said deposit to be applied to the purchase price.
Should the highest bidder fail to comply with the bid within thirty days from the date of sale, the Master in Equity will resell the property at the risk and expense of the defaulting bidder upon the same terms as above set out. The Sheriff of Anderson County may be authorized to put the purchaser into possession of the premises if requested by the purchaser.
Purchaser to pay for preparation of the Master in Equity's deed, documentary stamps on the deed, recording of the deed, and interest on the amount of the bid from the date of sale to date of compliance with the bid at the rate of 6.00% per annum.
NOTICE: The foreclosure deed is not a warranty deed. Interested bidders should satisfy themselves as to the quality of title to be conveyed by obtaining an independent title search prior to the foreclosure sale date.
