NOTICE OF DECISION
NOTICE is hereby given that on the 12th day of November, 2025, the Berkeley Township Board of Adjustment adopted a Resolution of Approval of the application of Sand & Surf Properties, L.P. with regard to premises known as Block 1541, Lots 74 and 75, commonly known as 246 North Bay Drive, Berkeley Township, New Jersey. The applicant obtained approval for bulk variances, pursuant to N.J.S.A. 40:55D-70, for the construction of a single family dwelling on an undersized lot consisting of 5,995 sq. ft. where 6,400 sq. ft. is required, together with variance for the rear yard setback where 20 ft. to bulkhead is required and 15.33 ft. is proposed in the R-64 Zone and design waivers.
The approval is subject to conditions set forth in the Resolution. A copy of the plans and all related documents are on file with the Berkeley Township Board of Adjustment, 627 Pinewald-Keswick Road, Bayville, New Jersey and may be inspected during normal business hours.
