By virtue and in execution of the Power of Sale contained in a certain mortgage given by Tyler Bergmann, Christopher A. Bergmann and Staci Cote to Mortgage Electronic Registration Systems, Inc., as nominee for Guaranteed Rate, Inc., and now held by Lakeview Loan Servicing, LLC, said mortgage dated September 15, 2021 and recorded in the Worcester County (Worcester District) Registry of Deeds in Book 66069, Page 350, as affected by a Renovation Loan Agreement dated September 15, 2021 and recorded in the Worcester County (Worcester District) Registry of Deeds in Book 66069, Page 371; said mortgage was assigned from Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for Guaranteed Rate, Inc. to Lakeview Loan Servicing, LLC by assignment dated February 6, 2024 and recorded with said Registry of Deeds in Book 70175, Page 192; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on January 8, 2026 at 10:00 AM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
The land in Warren, Worcester County, Massachusetts, on the westerly side of Bemis Road and shown as Lot B on a plan of land in Warren, Mass., for Amaroq Development Trust, dated September 26, 1988 (revised October 12, 1988) by Robert A. Cattley, P.E., P.LS., recorded in Worcester District Registry of Deeds, in Plan Book 608, Plan 101, said lot being more particularly bounded and described as follows:
BEGINNING at a point in the westerly side line of Bemis Road, said point being situated N. 02 degrees 19' 38" E., 100 feet from the iron pipe in a stone wall at land now or formerly of George E. LaPlante;
THENCE N. 02 degrees 19' 38" E. along the westerly line of Bemis Road 100 feet to a point marking the southeasterly corner of Lot C as shown on said Plan;
THENCE N. 87 degrees 40' 22" W. along Lot C, 305 feet to a point marking the southwesterly comer of said Lot C;
THENCE S. 02 degrees 19' 38" W. along remaining land of Amaroq Development Trust, on said Plan;
THENCE S. 87 degrees 40' 2" E. along Lot A 305 feet to the point of beginning.
Title reference deed recorded herewith.
Based on the recorded plan, the third bound noted above should read, “THENCE S. 02 degrees 19' 38" W. along remaining land of Amaroq Development Trust, 100 feet to a point marking the northwesterly corner of Lot A as shown on said Plan”.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.

TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
