Under and by virtue of the Power of Sale contained in a Security Deed executed by Tribe Investment Group LLC, in favor of Malve TF LLC, said security instrument being recorded in the Office of the Clerk of Superior Court of Chatham County, Georgia on August 29, 2024 in Book 3467 at Page 88, conveying the after-described property to secure a Note in the original principal amount of $745,000.00, with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Chatham County, Georgia within the legal hours of sale on the first Tuesday in January, 2026, the following described property:
All that certain lot, tract or parcel of land situate, lying and being on Talahi Island in Chatham County, Georgia being described as follows: Commencing at a point at the Southwestern intersection of a 30 foot utility easement and East Point Drive thence S 39° 10' W along the Northern right-of-way of East Point Drive a distance of 287.40 feet to an existing rebar, thence S 59° 52' W along said Northern right-of-way of East Point Drive a distance of 161.60 feet to an existing concrete monument, which monumnent marks the "point of beginning"; thence continuing along said right-of-way S 59° 52' W a distance of 110 feet to an existing concrete monument; thence 35° 10' W a distance of 149.44 feet to an existing concrete monument; thence continuing N 35° 10' W approximately 15 feet to the edge of Lake Talahi; thence proceeding in an Easterly direction in a meandering line along the edge of Lake Talahi to a point which is an extension of a line set on a course N. 35° 10' W from the "point of beginning"; thence S 35° 10' E approximately 9 feet to a concrete monument; thence S 35° 10' E a distance of 172.63 feet to an existing concrete monument; which monument is the point of beginning. Express reference is hereby made to plat of survey prepared by Helmly and Associates, Inc., dated August 29, 1991 designated as Job No. 91-220.

The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorney's fees (notice of intent to collect attorney's fees having been given).

Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.
To the best knowledge and belief of the undersigned, the party in possession of the property is Tribe Investment Group LLC or a tenant or tenants and said property is more commonly known as 200 East Point Drive, Savannah, GA 31410.
The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code and (2) to final confirmation and audit of the status of the loan with the holder of the security deed.
