NOTICE OF SUBSTITUTED TRUSTEE'S SALE
WHEREAS, on 04/07/1999, DELORES MORRIS executed a Promissory Note Payable to the order of TMS MORTGAGE INC DBA THE MONEY STORE.
WHEREAS, the aforesaid Promissory Note was secured by a Deed of Trust dated 04/07/1999, executed by DELORES MORRIS and being recorded on 04/08/1999 in Book 5081, Page 491 as Document No. 575263 of the records of the Hinds County, State of Mississippi; and which aforesaid Instrument conveys to REGGIE HOWARD, Trustee and to TMS MORTGAGE INC DBA THE MONEY STORE, as Beneficiary, the hereinafter described property; and
WHEREAS, TMS MORTGAGE INC DBA THE MONEY STORE assigned said Deed of Trust to U.S. Bank National Association, as Trustee, for the C-BASS Mortgage Loan Asset Backed Certificates, Series 2007-RP1 via an instrument filed of record on May 17, 2002 as Document No. 758731, in Book 5574, and at Page 18 in the office of the Clerk of the Hinds County, State of Mississippi; and
WHEREAS, U.S. BANK NATIONAL ASSOCIATION, AS TRUSTEE, FOR THE C-BASS MORTGAGE LOAN ASSET BACKED CERTIFICATES, SERIES 2007-RP1 appointed WESTERN PROGRESSIVE - MISSISSIPPI, INC., as Substitute Trustee in the place of the aforementioned original Trustee via an instrument dated 11/12/2025 and recorded on 12/02/2025 in Book 7329, Page 3332 as Document No. 1934479 of the records of the Hinds County, State of Mississippi and
WHEREAS, default having occurred under the terms and conditions of said Promissory Note and Deed of Trust and the holder having declared the entire balance due and payable; and
WHEREAS, Western Progressive - Mississippi, Inc., the Substituted Trustee in said Deed of Trust will on 01/02/2026, between the hours of 11:00 a.m. and 4:00 p.m., offer for sale and will sell at public outcry to the highest bidder for cash at the North Front Door, Hinds County Courthouse (1st Judicial District), 407 East Pascagoula Street, Jackson, MS 39201, the following described property located and situated in Hinds County, Mississippi, to wit:
LOT 10, BLOCK E, COTTAGE GROVE SUBDIVISION, PART 2, A SUBDIVISION IN AND TO THE FIRST JUDICIAL DISTRICT OF HINDS COUNTY, MISSISSIPPI, ACCORDING TO A MAP OR PLAT THEREOF ON FILE AND OF RECORD IN THE OFFICE OF THE CHANCERY CLERK OF HINDS COUNTY AT JACKSON, MISSISSIPPI IN PLAT BOOK 6 AT PAGE 41, REFERENCE TO WHICH IS HEREBY MADE IN AID OF AND AS A PART OF THIS DESCRIPTION.
More commonly known as: 3558 LUCKY STREET, JACKSON, MS 39213
Subject to the rights of way and easement for public roads and public utilities, and to any prior conveyance or reservation of mineral of every kind and character, including but not limited to oil, gas, sand, and gravel in or under subject property.
As the undersigned Substituted Trustee, Western Progressive - Mississippi, Inc, will convey only such title as is vested in it under said Deed of Trust.
