NOTICE OF COMPLAINT FOR SALE OF REAL ESTATE AND COMPLAINT TO DETERMINE HEIRS
TO: Erin Fume, Chris Sowers, Jamie Arms, Sherri Arms, Joe Sowers, Philip Bachus, Mark Bachus, Lulu Marie Culbertson, Jermey Bauer, and unknown spouse, next-of-kin, and lineal descendants, if any, of LEANN L. CULBERTSON:
The above-named individuals, whose current residences are unknown, and, if deceased, their unknown heirs and devisees whose addresses are also unknown, are hereby notified that a Complaint for Sale of Real Estate and a Complaint to Determine Heirs has been filed by Joseph M. Nixon, Attorney for Shannon Anderson, Administrator for the Estate of Leann L. Culbertson, Fairfield County Civil Case No. PC20250016, and that they are named Defendants. The Plaintiff has requested the Court determine the lawful heirs and to sell the following described real estate:
Situated in the State of Ohio, Fairfield County, Clearcreek Township, Section 35,
Township 12, Range 20, and being part of 50.000 acre tract conveyed to Leanne L. Culbertson in Deed Volume 692, Page 850 in the Fairfield County Recorder's Office and being more particularly described as follows:
Commencing at a railroad spiked found in Tarlton Road at the southeast corner of Section 35; Thence, along the grantor's south line and the south line of said Section 35, North 85 degrees 09 minutes 08 seconds West, 747.59 feet to a P.K. nail (set) and being the True Point of Beginning for the parcel herein described: Thence, along the grantor's south line and the south line of said Section 35, North 85 degrees 09 minutes 08 seconds West, 746.78 feet to a railroad spike (found) at the grantor's southwest comer; Thence, along the grantor's west line, North 04 degrees 35 minutes 03 seconds East, 726.17 feet to a 5/8 inch rebar (set); Thence, across the grantor's tract, South 55 degrees 09 minutes 44 seconds East, 641.60 feet to a 5/8 inch rebar (set); Thence, across the grantor's tract, South 81 degrees 18 minutes 18 seconds East, 220.92 feet to a 5/8 inch rebar (set); Thence, across the grantor's tract, South 04 degrees 35 minutes 38 seconds West, 340.64 feet to a 5/8 inch rebar (set); Thence, across the grantor's tract, South 33 degrees 39 1 minutes 43 seconds West, 57.07 feet to the True Point of Beginning, containing 9.196 acres.
All iron pins set are 5/8 inch x 30 inch rebar with an orange plastic cap stamped "2LMN". Description prepared from an actual field survey by 2LMN, Inc. under the supervision of Richard F. Mathias, P.S. #7798, March, 2016. Bearings based on true GPS north.

You are required to serve upon the plaintiffs attorney, or upon the plaintiff(s) if he or she has no attorney of record, a copy of your answer to the complaint within 28 days after service of this summons upon you, exclusive of the day of service. Said answer must be filed with this Court within three days after service on Plaintiffs Attorney, Joseph Nixon, 123 South Broad St. Suite 211, Lancaster, Ohio 43130.
Defendants are required to set up any interest that they may have in said premises or be forever barred; that upon failure of Defendants to establish any such interest, said premises may be sold free and clear of all claims, liens, and interest of any parties herein.
