By virtue of an execution Issued out of Supreme Court of the State of New York, County of Tompkins against the real property of William Groff, the undersigned will sell at public auction, to the highest bidder, pursuant to law, at the Chemung County Courthouse located at 224 Lake Street, Elmira, New York 14901, on February 11, 2026 at 10:30 o'clock of the forenoon of that day, all the right, title and interest which said William Groff, had therein on July 3, 2023, or any time subsequent thereto, in and to the land and premises as follows:
SCHEDULE A
ALL THAT TRACTOR PARCEL OF LAND situate in the Town of Veteran, County of Chemung, State of New York, described as follows: BOUNDED on the north by lands formerly owned by Michael Dougherty, now owned by Harry E. Hammond; on the east the Northern Central Railway, now the Pennsylvania Railroad; on the south by the road leading from Millport past the farm formerly owned by Manley Palmer; on the west by the farm formerly owned by Manley Palmer, now or formerly owned by Harry J. Lawrence; be the same more or less, and being the same premises owned by Edward Dougherty in his life time and upon which he resided at the time of his decease and being a short distance south of the depot in the Village of Millport.
This conveyance is made Subject to two easements granted to New York State Electric and Gas Corporation; one recorded in the Chemung County Clerk's office in Liber 320 of Deeds at Page 586, and one recorded in the Chemung County Clerk's Office in Liber 337 of Deeds at Page 581.
BEING the same premises conveyed to William Groff by deed dated July 3, 2023, and recorded July 6, 2023, in the Chemung County Clerk's Office, Instrument No. 202309139.
Also all those stripes, gores, or parcels of land adjoining the above-described premises intending to convey any and all interest of the grantor herein in premises owned by her with frontage along Morris Hill Road in the Town of Veteran, County of Chemung, State of New York.
Chemung County Tax Map No. 09.00-1-10, containing 4.9 acres, more or less.
Subject to any liens, chattels, mortgages, conditional sales, encumbrances, easements, covenants, restrictions, and rights-of-way of record, if any.
Terms of Sale
The interest in the property described in the Notice of Sale will be sold under the direction of the Sheriff of Chemung County, upon the following terms:
All property is sold "as is, where is." No guarantees or warrantees are made, expressed or implied for anything sold, with respect to condition, value, use, operation, safety, marketability, resale, accuracy of description, or any other matter not consistent with the obligations or duties of the Sheriff.
A minimum of 10% of the purchase price of said interest is due and payable at the conclusion of bidding by cash or certified check. The residue of said purchase price will be paid by cash or certified check to the Sheriff at his office at 203 William Street, Elmira New York 14901, by the end of the next business day. The bidder cannot take possession of the property until he receives a written release from the Sheriffs Office, and the release will not be issued until the bid price is fully paid.
The purchaser is acquiring the interest of the judgment debtor in the property levied upon.
