PLEASE TAKE NOTICE that on January 7, 2026 at 7:00 p.m. the Zoning Board of Adjustment of the Township of Jackson Township will hold a hearing on the application of Falzarano Group, LLC. The hearing will be held at the Township, 95 W. Veterans Highway, Jackson, New Jersey. The premises which are the subject of this application are located on 237 W. Commodore Blvd., Jackson, New Jersey. Said premises are also known as Block 2507, Lot 25 in Jackson Township, New Jersey. The property is located in the LC zone.
The applicant will seek to Use Variance and Minor Site Plan approval to retain the existing 2,400 s.f. restaurant building, convert the existing 400 s.f. single family dwelling into a storage area, convert the existing 1,080 s.f. single family dwelling into a sales office, delineate an outdoor area for storage of outdoor sheds, convert the 2,590 s.f. garage into a multi-tenant warehouse for up to 4 tenants and to delineate another outdoor area for on site leased parking. The property is in the LC-Limited Commercial zone and none of the proposed uses are permitted in the zone, therefore, requiring a use variance under NJSA 40:55 D-70(d)(1). In addition, variances are required for parking setbacks from the right of way, from a residential use and from a non-residential use and for the number of parking spaces for the restaurant.
The applicant also intends to request at the hearing such density, use and bulk variance and/or waivers of design standards and/or submission requirements as are required to develop the premises in the manner indicated in the application materials, and any other variances or waivers that the Board may require.
