PLEASE TAKE NOTICE that on January 8, 2026 at 7:00 p.m. the Planning Board of the Borough of Chester will hold a public hearing on the application of Chester Diner, LLC. The public hearing will be held at the Municipal Building, 50 North Road, Chester, New Jersey. The premises which are the subject of the application are located at 65 Route 206, Chester, New Jersey. Said premises are known as Lot 7, Block 131. The applicant is seeking Preliminary and Final Major Site Plan approval to expand the parking lot with additional site improvements for the Chester Diner. Variances are required to exceed the maximum impervious coverage to 81% where 65% is permitted and for a 4.5 ft. buffer between the parking lot and the property line where 5 ft. is required. Variances for existing conditions are required for front yard setback and side yard setback for the diner building, maximum freestanding sign height and maximum sign surface area. The applicant also intends to request at the hearing such bulk variances and/or waivers of design standards and/or submission requirements as are required to develop the premises in the manner indicated in the application materials, and any other variances or waivers that the Board may require.
