PLANNING BOARD
NOTICE IS HEREBY GIVEN that Applicant/Owner, 4360-4380 Route 9 Realty, LLC, ("Applicant") has made application to the Freehold Township Planning Board ("Planning Board") for minor site plan approval with variance relief for the installation of a standby generator, concrete pad, bollards, landscaping, and other related improvements at the existing Mercedes-Benz car dealership located at 4380 Route 9, Freehold, New Jersey and designated as lot 44 in block 4 on the tax map of the Township of Freehold. The subject property contains approximately 19.07 acres of land and is located in the CMX-3A zone. Applicant does not propose any changes to the existing operation of the Mercedes-Benz car dealership.
Applicant seeks bulk "c" variance relief for: accessory building minimum side yard setback wherein 30 ft is required and 20 ft is proposed; and minimum width of buffer zone wherein 25 ft is required and 19.7 ft is proposed. Applicant also seeks the continuation of any and all previously granted variances, waivers, approvals, interpretations and/or such other relief including, without limitation, any and all use "d" variances, conditional use variances, bulk "c" variances, waivers, permits, interpretations, as well as any and all other, new variances, waivers, approvals, interpretations and/or such other relief including, without limitation, any and all use "d" variances, conditional use variances, bulk "c" variances, waivers, permits, interpretations, as the Planning Board or its professionals may deem necessary, or which may be required for the purposes of this application.
A public hearing has been scheduled by the Planning Board on this application for January 15, 2026 at 7:00 p.m. or as soon thereafter as the matter may be heard at the Freehold Township Municipal Building, 1 Municipal Plaza, Freehold Township, New Jersey. At such time, anyone interested in this application may appear and provide testimony regarding the application. For specific details of the application, copies of all documents submitted in support of the application by the applicant are on file and available for review at least ten (10) days before the public hearing by the public at the offices of the Freehold Township Planning Board at the Freehold Township Municipal Building during normal municipal building business hours.
This notice is being given by the Applicant by direction of the Planning Board pursuant to statute.
