NOTICE OF PUBLIC HEARING
TOWNSHIP OF MANCHESTER
ZONING BOARD OF ADJUSTMENT
PLEASE TAKE NOTICE that Jami Investment Realty LLC, the Owner and Applicant of the subject property ("Applicant"), has applied to the Township of Manchester Zoning Board of Adjustment ("Board") for Preliminary and Final Major Site Plan approval, and Use Variance, Bulk Variance, and Design Waiver relief to permit the installation of an approximately 900 square foot pole barn, asphalt apron, stone driveway, stone parking area, equipment and material storage area, and a stormwater basin for landscaping contractor use. There is an existing single-family dwelling, wood patio, pavor patio and shed at the subject property. The subject property is commonly known as 2865 Wilbur Avenue, Manchester, New Jersey, is designated as Block 4, Lot 9 on the Manchester Township tax map, contains approximately 2.39 acres of land, and is located in the O-P (Office Professional) Zone. The proposed landscaping contractor use, and existing residential use are not permitted uses within the O-P zone.
PLEASE TAKE FURTHER NOTICE that in connection with the application, Applicant seeks Use "d" Variance relief to permit the existing single family dwelling use, and the proposed landscaping contractor use at the subject property. The Applicant also seeks Bulk "c" Variance relief from the O-P zone residential buffer for the adjacent residential zone wherein 50 feet is required and 30 feet is proposed. The Applicant further seeks Design Waiver relief from paved parking areas, concrete curb for parking areas, defined load areas, and trash enclosure.
PLEASE TAKE FURTHER NOTICE that, in connection with the application, Applicant further seeks any and all additional variances, waivers, design waivers, interpretations, exceptions (de minimis or otherwise), modifications of conditions of prior approvals, continuations of any and all pre-existing nonconforming conditions, and/or other approvals and relief as may be reflected on or required by the filed plans and/or as may be determined to be necessary or desirable during the review, processing and/or hearing of the application by the Board and/or its professional staff.
PLEASE TAKE FURTHER NOTICE that a public hearing on the application has been scheduled to be held before the Board on January 22, 2026, at 6:30 PM, or soon thereafter, in the Municipal Building of the Township of Manchester, located at 1 Colonial Drive, Manchester New Jersey 08759, at which time any interested party may attend in person or by attorney and present any objections, or otherwise be heard, with reference to the application.
PLEASE TAKE FURTHER NOTICE that the application and supporting materials (including but not limited to the Applicant's filed maps and plans) will be available for public inspection at least ten (10) days before the public hearing. For specific detail, copies of the application, and such plans, maps, and other supporting materials, as applicable, are on file and available for public inspection by interested parties during regular business hours, in the office of the Board, within the Manchester Township Town Hall, located at 1 Colonial Drive, Manchester, New Jersey 08759.
PLEASE TAKE FURTHER NOTICE that the Board may, at its discretion, adjourn, postpone, or continue said public hearing from time to time and you are hereby notified that you should make diligent inquiry of the Board's office concerning adjournments, postponements, or continuations.
