To be sold for not less than 2/3 of appraised value, $10,000 down day of sale, cash or certified check, balance due upon confirmation of sale. Balance is to be paid by cashier’s check within thirty (30) days of the date of sale and if not paid by that date, the deposit shall be forfeited.
Real estate taxes pro-rated to the date of sale shall be paid through confirmation. The purchaser shall be responsible for costs, allowances, and taxes that the proceeds of the sale are insufficient to cover.
