NOTICE OF PUBLIC HEARING TINICUM TOWNSHIP ZONING HEARING BOARD   Notice is given that the Tinicum Township Zoning Hearing Board will hold a public hearing at 7:00 P.M. on Thursday, January 8, 2026 to hear the application of Thomas Lynch, owner of a property located on 102 Ridge Valley Road , Tinicum Township, Bucks County, Pennsylvania. The subject property is identified as Bucks County Tax Map Parcel No. 44-014-041-001 and is located in the RA-Residential Agricultural District. The Applicant seeks request for appeal from Zoning Determination dated September 30, 2025 finding that the proposed use of the Property is an A4 Kennel and, therefore, denying Applicant’s request to permit an animal rescue operation on the Property. In the alternative, the Applicant requests for variances from the following sections of the Zoning Ordinance: 1) Section 706.A(A4)(1) - to permit an animal shelter on a minimum lot size less than five (5) acres; and 2) Section 706.A(A4)(2) to permit outdoor fenced areas for dogs located less than 200 feet from the lot line.   The hearing will be held in the Tinicum Township Municipal Building located at 163 Municipal Road, Pipersville, Pennsylvania. This notice is pursuant to Article XIV of the Tinicum Township Zoning Ordinance and the Pennsylvania Municipalities Planning Code.
