NOTICE OF SUBSTITUTED TRUSTEE'S SALE
WHEREAS, on 02/26/2007, CHARLOTTE TAYLOR executed a Promissory Note payable to the order of LIME FINANCIAL SERVICES, LTD ., AS LENDER.
WHEREAS, the aforesaid Promissory Note was secured by a Deed of Trust dated 02/26/2007, executed by CHARLOTTE TAYLOR AND LAWRENCE TAYLOR and being recorded on 03/13/2007 in Book 6658, Page 732 as Document No. 1076715 of the records of the Hinds County, State of Mississippi; and which aforesaid Instrument conveys to TITLE PLUS, LLC., Trustee and to LIME FINANCIAL SERVICES, LTD ., AS LENDER, MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., as Beneficiary, the hereinafter described property; and
WHEREAS, MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., AS BENEFICIARY AS NOMINEE FOR LIME FINANCIAL SERVICES, LTD ., AS LENDER, assigned said Deed of Trust to U.S. Bank Trust Company, National Association, as trustee, as successor-in-interest to U.S. Bank National Association, as Trustee for MASTR Asset-Backed Securities Trust 2007-HE1 Mortgage Pass-Through Certificates Series 2007-HE1 via an instrument filed of record on August 19, 2021 as Document No. 1759165, in Book 7269, and at Page 1376 in the office of the Clerk of the Hinds County, State of Mississippi; and
WHEREAS, U.S. BANK TRUST COMPANY, NATIONAL ASSOCIATION, AS TRUSTEE, AS SUCCESSOR-IN-INTEREST TO U.S. BANK NATIONAL ASSOCIATION, AS TRUSTEE FOR MASTR ASSET-BACKED SECURITIES TRUST 2007-HE1 MORTGAGE PASS-THROUGH CERTIFICATES SERIES 2007-HE1 appointed WESTERN PROGRESSIVE - MISSISSIPPI, INC., as Substitute Trustee in the place of the aforementioned original Trustee via an instrument dated 08/28/2024 and recorded on 09/19/2024 in Book 7311, Page 4148 as Document No. 1877241 of the records of the Hinds County, State of Mississippi and
WHEREAS, default having occurred under the terms and conditions of said Promissory Note and Deed of Trust and the holder having declared the entire balance due and payable; and
WHEREAS, Western Progressive - Mississippi, Inc., the Substituted Trustee in said Deed of Trust will on 01/07/2026, between the hours of 11:00 a.m. and 4:00 p.m., offer for sale and will sell at public outcry to the highest bidder for cash at the North Front Door, Hinds County Courthouse (1st Judicial District), 407 East Pascagoula Street, Jackson, MS 39201, the following described property located and situated in Hinds County, Mississippi, to wit:
LOT 109, BRIARCLIFF SUBDIVISION, PART FOUR, A SUBDIVISION ACCORDING TO THE MAP OR PLAT THEREOF ON FILE AND OF RECORD IN THE OFFICE OF THE CHANCERY CLERK OF HINDS COUNTY AT JACKSON, MISSISSIPPI, IN PLAT BOOK 33 AT PAGE 18, REFERENCE TO WHICH IS HEREBY MADE IN AID OF AND AS PART OF THIS DESCRIPTION.
More commonly known as: 540 BRIARCLIFF CIRCLE, JACKSON, MS 39212
Subject to the rights of way and easement for public roads and public utilities, and to any prior conveyance or reservation of mineral of every kind and character, including but not limited to oil, gas, sand, and gravel in or under subject property.
As the undersigned Substituted Trustee, Western Progressive - Mississippi, Inc., will convey only such title as is vested in it under said Deed of Trust.
