PLEASE TAKE NOTICE, that on January 5, 2026, at 6:00 p.m. in the Council Chambers in the Municipal Building of the Borough of Seaside Heights Municipal Offices, 901 Boulevard & Sherman Avenue, Seaside Heights, New Jersey, the Seaside Heights Planning Board will hold a hearing on the application of the undersigned, at which time and place all interested persons will be given an opportunity to be heard.
The application is for Block 26 Lot 4 as shown on the Borough of Seaside Heights Tax Map and is located at 304 Dupont Avenue, Seaside Heights, Ocean County, New Jersey. This property is in the LDR Zone.
The applicant is seeking Board approval of this minor site plan with any and all required variances and design waivers. The application seeks demolish all of the existing improvements and rebuild a single structure which will include two (2) single family dwellings.

The minimum lot size for each dwelling unit or other unit allowed within the Low Density Residential Zone is 2,000 square feet. The proposed lot area per unit is 1875 square feet. This variance is sought because the lot is undersized at 37.5 feet wide. This is a bulk variance or a C variance.Depressed curb – The applicant is seeking a variance or waiver allowing 20 feet of depressed curb where 16 feet is permitted.In addition, the applicant seeks relief from the Board for any and all variances or design waivers deemed necessary for the purpose of developing this property according to the submitted plans.
