REAL PROPERTY ON SPECIAL
EXECUTION AND ORDER OF SALE
UNDER AND BY VIRTUE OF EXECUTION AND ORDER OF SALE issued out of and under the seal of Superior Court of Maricopa County, State of Arizona, on the 15th day of October 2025, and to me as Sheriff of said County duly directed and delivered in the above entitled action:
WHEREAS, on the 10th day of September, 2024, the above-named Plaintiff recovered a Judgment in the above-styled Court against the Defendants, Ivette A. Hernandez Avila and Alex Perez, as follows:
Awarding Plaintiff a monetary judgment in the amount of $5,465.00; Awarding Plaintiff post-judgement interest against the Defendants at the statutory rate of 9.5% until the entire Judgment (which totals $5,465.00) is paid in full; Including payments received on or after September 10, 2024 totaling $1,407.00 credited upon the Judgment, thus leaving a Judgment balance of $4,058.00, plus costs of Sheriff’s Sale, together with a foreclosure of Plaintiff’s lien against the Defendants, on the following described real property, to-wit:
Lot 134, Sarival Village parcel 10, according to Book 591 of Maps, Page 1, records of Maricopa County, Arizona.
AKA: 16017 West Larkspur Drive, Goodyear, Arizona 85338.
NOW, THEREFORE, PUBLIC NOTICE IS HEREBY GIVEN that on the 8th day of January, 2026, at the hour of 10:00 A.M. at 301 West Jefferson Street, Room 250-8*, in the City of Phoenix, Maricopa County, State of Arizona, I will in obedience to said Execution and Order of Sale, sell all the right, title, claim and interest of the above named debtor, in, of and to the above described property at public auction to the highest bidder for cash or certified funds only, in lawful money of the United States, and apply the proceeds thereof to the payment and satisfaction of said judgment, together with the interest that may be due thereon and all costs of suit and accruing costs.
