REAL PROPERTY ON SPECIAL
EXECUTION AND ORDER OF SALE
UNDER AND BY VIRTUE OF EXECUTION AND ORDER OF SALE issued out of and under the seal of Superior Court of Maricopa County, State of Arizona, on the 15th day of October, 2025, and to me as Sheriff of said County duly directed and delivered in the above entitled action:
WHEREAS, on the 15th day of October, 2024, the above-named Plaintiff recovered a Judgment in the above-styled Court against the Defendant, above-named, as follows:
For the principal amount of $8,963.22 plus accruing monthly assessment of $180.00, accruing monthly insurance assessments of $39.00 and accruing late fees of $15.00 monthly or such greater amount as Villas Northern may assess in the future as a lien on the Property, together with interest thereon at the rate of 10% per annum from the date the judgment until paid in full; For Villas Northern Condominium Association’s reasonable attorneys’ fees in the amount of $2,761.50 and court costs in the amount of $879.99, together with interest thereon at the rate of 9.0% per annum from the date of judgment until paid in full against Defendant Richard L. Jones, Jr.; For pre-judgment interest on the principal amount at the rate of 10% in the amount of $896.32; For pre-judgment interest on the principal amount at the rate of 10% in the amount of $955.11; For Villas Northern Condominium Association’s reasonable attorneys’ fees, costs and expenses incurred in executing upon the Judgment including, but not limited to, all attorneys’ fees, costs and expenses incurred in scheduling and conducting the sale and, if necessary, obtaining possession of the Real Property, recording any subsequent deed, and costs to repair and sell the Real Property, upon application to the Court; in satisfaction of all amounts due to the Association, presently in the amount of $20,234.25. This amount was reached by adding the judgment amount of $13,501.03, post-judgment interest in the amount of $1,287.72, post-judgment assessments and late fees of $3,175.60, and $2,417.96 per the April 23, 2025 Order, plus costs of Sheriff’s Sale, together with a foreclosure of Plaintiff’s lien against the Defendant, on the following described real property, to-wit:
Apartment Space 143, VILLAS NORTHERN, a condominium, according to the Declaration of Horizontal Property Regime recorded in Docket 9908, Page 244, and Amendments recorded in Docket 12735, Page 1353, Document No. 97-191149, and Document No. 2006-1481507 and plat recorded in Book 156, of Maps, Page 7 and Book 156 of Maps, Page 30 records of Maricopa County, Arizona.
Together with an undivided interest in and to the common areas and facilities as set forth in the Declaration of Horizontal Property Regime in instrument recorded in Docket 9908, Page 244.
AKA: 3346 West Las Palmaritas Drive, Phoenix, Arizona 85051.
NOW, THEREFORE, PUBLIC NOTICE IS HEREBY GIVEN that on the 8th day of January, 2026, at the hour of 10:00 A.M. at 301 West Jefferson Street, Room 250-8*, in the City of Phoenix, Maricopa County, State of Arizona, I will in obedience to said Execution and Order of Sale, sell all the right, title, claim and interest of the above named debtor, in, of and to the above described property at public auction to the highest bidder for cash or certified funds only, in lawful money of the United States, and apply the proceeds thereof to the payment and satisfaction of said judgment, together with the interest that may be due thereon and all costs of suit and accruing costs.
