By virtue of and in obedience to a directed to me by the Honorable ASCENSION 23RD JUDICIAL DISTRICT COURT in and for the PARISH OF ASCENSION, State of Louisiana, dated: Friday, October 17, 2025, in the above entitled and numbered cause, I shalI proceed to sell at public auction at Governmental Annex 828 South Irma Blvd Gonzales, LA 70737 of which the Civil District Court of the Parish of Ascension is held on WEDNESDAY, JANUARY 28, 2026, at 10:00 AM, to the last and highest bidder for cash, the following described property, to wit:
1. THAT CERTAIN PIECE OR PARCEL OF LAND TOGETHER WITH ALL IMPROVEMENTS THEREON, ALL RIGHTS, WAYS, PRIVILEGES, SERVITUDES AND APPURTENANCES THEREUNTO BELONGING OR IN ANYWISE APPERTAINING, SITUATED IN THE CITY OF DONALDSONVILLE, PARISH OF ASCENSION, STATE OF LOUISIANA, AND BEING MORE PARTICULARLY DESCRIBED AS THE REAR TEN FEET OF THAT CERTAIN LOT OR PARCEL OF LAND FORMING THE SOUTHWEST CORNER OF THE JUNCTION OF LOUISIANA HIGHWAY 18 AND LANDRY STREET OF THE LANDRY-LASSEIGNE SUBDIVISION AND THE CITY OF DONALDSONVILLE; SAID PORTION OF LAND FRONTING TEN (10') FEET ON LANDRY STREET BY A DEPTH BETWEEN PARALLEL LINES OF EIGHTY-SIX (86') FEET, MORE OR LESS; AND BOUNDED ON THE NORTH BY THE REMAINDER OF SAID TRACT OWNED BY VENDOR HEREIN, ON THE SOUTH BY A PORTION OF LOT 11 OWNED BY VENDOR HEREIN; ON THE EAST BY LANDRY STREET; AND ON THE WEST BY OTHER PROPERTY OWNED BY VENDOR.

THAT FRACTIONAL PORTION OF TWO CERTAIN LOTS OF GROUND SITUATED IN THE PARISH OF ASCENSION, STATE OF LOUISIANA, ON THE RIGHT OR WEST BANK OF THE MISSISSIPPI RIVER AT ABOUT ONE FOURTH OF A MILE BELOW THE CITY OF DONALDSONVILLE, AND IN THAT SUBURB KNOWN AS THE "LANDRY-LASSEIGNE ADDITION" IN ACCORDANCE WITH A MAP OR PLAT MADE BY GEORGE BERGERON, JR., C.E., DATED MAY 29, 1960, WHICH SAID PLAT IS DULY RECORDED IN C.B. 91, FOLIO 464, FILE NO. 32371, OF THE PARISH OF ASCENSION. THE FRACTIONAL PORTION OF SAID TWO LOTS BEING DESCRIBED AS FOLLOWS:
FIRST: THE ENTIRE NORTHERN DIVIDED PORTION (THAT IS, THE PORTION ON THE SIDE TOWARDS THE RIVER) OF LOT NO. TEN (10) OF BLOCK ONE (1), AS SHOWN BY SAID MAP; THE SAID NORTHERN PORTION OF SAID LOT NO. 10 HAVING A FRONTAGE ON THE WEST SIDE OF LANDRY STREET OF THIRTY-NINE (39) FEET, WITH A DEPTH BETWEEN PARALLEL LINES OF 88 FEET, MORE OR LESS.
SECOND: THE ENTIRE SOUTHERN DIVIDED PORTION OF LOT NO. ELEVEN (11) BLOCK NO. ONE (1) OF SAID SUBDIVISION, WHICH SOUTHERN PORTION HAS A FRONTAGE ON LANDRY STREET (WEST SIDE) OF 22 FEET, WITH A DEPTH OF 87 FEET, MORE OR LESS.
IT IS THE INTENTION HEREIN TO CONVEY TO PURCHASE A PLOT OF GROUND FRONTING ON THE WEST SIDE OF LANDRY STREET FOR A DISTANCE OF 61 FEET, WITH TBE FULL DEPTH AS SHOWN BY SAID MAP. THE WHOLE PLOT OF GROUND HEREIN CONVEYED BEING BOUNDED AS FOLLOWS: ON THE NORTH BY THE REMAINING PORTION OF LOT NO. 11, SOUTH BY RICHARD LEBLANC, EAST BY LANDRY STREET, AND WEST BY R.L. EWEN; SUBJECT TO RESTRICTIONS, SERVITUDES, RIGHTS-OF-WAY AND OUTSTANDING MINERAL RIGHTS OF RECORD AFFECTING THE PROPERTY.
And from the proceeds of said sale to pay petitioner by preference over all other claims, the sum of: SEVENTY SIX THOUSAND FIVE HUNDRED TWENTY SEVEN DOLLARS AND EIGHTY SIX CENTS ($76,527.86) DOLLARS, along with interest and attorney's fees and all other costs including my own costs and charges.
