SPECIAL COMMISSIONER’S NOTICE OF SALE     WHEREAS, on May 18, 2007, Jerry W. Martin, Jr., a single man, executed a Deed of Trust to Mitchell W. Alverson, Trustee for the benefit of Mortgage Electronic Registration Systems, Inc., as Beneficiary, as Nominee for Liberty Mortgage Corporation, its successors and assigns, which deed of trust is recorded in Deed of Trust Book 2194 at Page 785, in the Office of the Chancery Clerk of the County of Madison, State of Mississippi; and   WHEREAS, said Deed of Trust was last sold, assigned and transferred to Lakeview Loan Servicing, LLC, by Assignment recorded March 12, 2021 in Book 4003 at Page 38 in the Office of the aforesaid Chancery Clerk.     WHEREAS, by Default Judgment in Cause No. 25-205, dated October 7, 2025, McCalla Raymer Leibert Pierce, LLP, was appointed Special Commissioner therein, recorded in the Office of the aforesaid Chancery Clerk in Book 4605 at Page 640; and   WHEREAS, default having been made in the terms and conditions of said Deed of Trust and the entire debt secured thereby, having been declared to be due and payable in accordance with the terms of said Deed of Trust, the undersigned Special Commissioner will execute the trust and sell said land and property in accordance with the terms of said Deed of Trust and the above referenced Default Judgment for the purpose of raising the sums due thereunder, together with attorney’s fees, Special Commissioner’s fees and expense of sale;   NOW, THEREFORE, WE, McCalla Raymer Leibert Pierce, LLP, Special Commissioner in said deed of trust, will on the 8th day of January, 2026, offer for sale at public outcry for cash to the highest bidder and sell within legal hours (being between the hours of 11:00 A.M. and 4:00 P.M.) at the South Door of the Madison County Courthouse located in Canton, County of Madison, State of Mississippi, the following described property situated in the County of Madison, State of Mississippi, to-wit:   Lot 54, Trace Ridge Subdivision, Part 1, a subdivision according to the map or plat thereof which is on file and of record in the Office of the Chancery Clerk of Madison County at Canton, Mississippi in Plat Cabinet C at Slide 11 thereof, reference to which map or plat is hereby made in aid of and as a part of this description.   WE WILL CONVEY only such title as is vested in McCalla Raymer Leibert Pierce, LLP as Special Commissioner.   WITNESS OUR SIGNATURE, this the 21st day of November, 2025.   McCalla Raymer Leibert Pierce, LLP Special Commissioner 251 Trace Colony Park Dr., Ste.
