SUBSTITUTE TRUSTEE'S NOTICE OF SALE
WHEREAS, on April 8, 2022, The Palms at Jackson LLC, executed a deed of trust to Morton Matrick of Old Republic National Title Insurance Company, Trustee for the benefit of Loan Funder LLC, Series 33257, a Delaware limited liability Company, which deed of trust is recorded in Book 7281 Page 2298, Instrument Number 1792763 in the office of the Chancery Clerk of the First Judicial District of Hinds County, State of Mississippi; and
WHEREAS, said deed of trust was assigned by said Loan Funder LLC, Series 33257 to Athene Annuity and Life Company, an Iowa corporation, as evidenced by Assignment of Deed of Trust, dated March 7, 2025, and recorded in Book 7321 Page 7952 in the office of the Chancery Clerk of the First Judicial District of Hinds County, State of Mississippi; and
WHEREAS, said Athene Annuity and Life Company is the holder of the note secured by the aforesaid deed of trust and substituted Timothy J. Anzenberger, of Ridgeland, Mississippi, in the place and stead of the said original trustee named in the original deed of trust or any subsequently appointed substitute trustee; and
WHEREAS, default having been made in the performance of the conditions and stipulations as set forth by said deed of trust, and having been requested by the legal holder of the indebtedness secured and described by said deed of trust so to do, notice is hereby given that I, Timothy J. Anzenberger, Substitute Trustee, by virtue of the authority conferred upon me in said deed of trust, will offer for sale and will sell at public sale and outcry to the highest and best bidder for cash, during the legal hours (between the hours of 11 o'clock a.m. and 4 o'clock p.m.) at the main front door of the Hinds County Courthouse located at 407 E. Pascagoula St., Jackson Mississippi, in the First Judicial District of Hinds County, Mississippi, on the 21st day of January, 2026, the following described land and property being the same land and property described in said deed of trust, situated in the First Judicial District of Hinds County, State of Mississippi, to-wit:
Begin at the Northeast corner of Lot 4 of Woodbine Terrace Subdivision as recorded in the Chancery Clerk's office of Hinds County in Plat Book 8 at Page 7; from said Point of Beginning, run thence North 0° 33' 39" East, along the East line of said subdivision, a distance of 98.44 feet; then South 89° 48' 56" East, a distance of 235.05 feet to the Westerly right-of-way line of Belvedere Drive; thence along said right-of-way line the following: South 0° 46' 21" West, a distance of 624.85 feet; thence South 1° 06' 21" West, a distance of 205.05 feet; thence leaving said right-of-way line, run North 88° 56' 52" West, a distance of 230.77 feet to the East line of said subdivision; thence North 0° 33' 39" East, along said subdivision line, a distance of 727.93 feet to the Point of Beginning, containing 4.43 acres, more or less.
