By virtue and in execution of the Power of Sale contained in a certain mortgage given by Christopher Donald Bradshaw and Melissa Lee Bradshaw to Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for USAA Federal Savings Bank, its successors and assigns, and now held by USAA Federal Savings Bank, said mortgage dated February 3, 2017 and recorded in the Bristol County (Northern District) Registry of Deeds in Book 23571, Page 316, as affected by a Loan Modification dated December 16, 2020 and recorded in the Bristol County (Northern District) Registry of Deeds in Book 26776, Page 86; as affected by a Loan Modification dated June 1, 2022 and recorded in the Bristol County (Northern District) Registry of Deeds in Book 28089, Page 27; as affected by a Loan Modification dated October 1, 2023 and recorded in the Bristol County (Northern District) Registry of Deeds in Book 28600, Page 283; said mortgage was assigned from Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for USAA Federal Savings Bank its successors and assigns to USAA Federal Savings Bank by assignment dated August 16, 2018 and recorded with said Registry of Deeds in Book 24632, Page 8; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on January 16, 2026 at 10:00 AM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
The land with the buildings and improvements thereon situated on the northeasterly side/of Hillside Avenue in Berkley, Bristol County, Massachusetts, shown as Lot #3 on a plan of land entitled "PLAN OF RIVER VIEW HIGHLANDS IN BERKLEY, MASS., Scale 1"- 80', May 1957, Associated Engineers of Bristol County North District Registry of Deeds in Plan Book 69, Pages 28-30, and bounded and described as follows:
SOUTHEASTERLY by Lot #2 on said plan one hundred ninety-nine and 19/100(199.19) feet;
SOUTHWESTERLY by Hillside Avenue one hundred five and 57/100 (105.57) feet and one hundred nine and 86/100 (109.86) feet;
NORTHERLY by Lot #4 on said plan two hundred sixty-two (262.00) feet; and
EASTERLY by land now or formerly of Clifton and Viola Holmes seventy-two (72.00) feet.

FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
