MORTGAGEE'S SALE OF REAL ESTATE
By virtue of and in execution of the Power of Sale contained in a certain mortgage given by Gloria E. Brown to Financial Freedom Senior Funding Corporation, dated December 17, 2008 and recorded in Bristol County (Northern District) Registry of Deeds in Book 17805, Page 1 (the “Mortgage”) of which mortgage PHH Mortgage Corporation is the present holder by Assignment from Financial Freedom Senior Funding Corporation to Mortgage Electronic Registration Systems, Inc., its successors or assigns, as nominee for Financial Freedom Acquisition LLC dated September 24, 2009 and recorded at said Registry of Deeds in Book 18382, Page 188, and Assignment from Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Financial Freedom Acquisition LLC, its successors and assigns to PHH Mortgage Corporation dated July 10, 2025 and recorded at said Registry of Deeds in Book 29435, Page 263, for breach of conditions of said mortgage and for the purpose of foreclosing the same, the mortgaged premises located at 1 Poole Street, Taunton, MA 02780 will be sold at a Public Auction at 1:00 PM on January 16, 2026, at the mortgaged premises, more particularly described below, all and singular the premises described in said mortgage, to wit:
The land with the buildings thereon, being two parcels of land situated in Taunton, Bristol County, Massachusetts, being shown as Lot D and Lot E Pool Street on a plan entitled "Plan of Land in Taunton, Mass., dated September 12, 1973, by RIM Engineering Company, Inc.," which plan is recorded with Bristol County North District Registry of Deeds in Plan Book 142, Page 53. Said Lots D and E are together bounded and described as follows:
EASTERLY: by Pool Street a/k./a Poole Street by tow lines measuring 226.00 feet and 100.00 feet respectively;
WESTERLY: by land marked "Albert A. & Claire A. Adams" on said plan by two lines measuring 123.13 feet and 185.82 feet respectively;
NORTHERLY by Lot C as shown on said plan, 195.26 feet.
Said Lot E contains 3,541 square feet of land according to said plan.
Said Lot D contains 25,787 square feet of land according to said plan.
For mortgagor’s title see deed recorded with the Bristol County (Northern District) Registry of Deeds in Book 17753, Page 50.
The premises will be sold subject to any and all unpaid taxes and other municipal assessments and liens, and subject to prior liens or other enforceable encumbrances of record entitled to precedence over this mortgage, and subject to and with the benefit of all easements, restrictions, reservations and conditions of record and subject to all tenancies and/or rights of parties in possession.
Terms of the Sale: Cashier's or certified check in the sum of $5,000.00 as a deposit must be shown at the time and place of the sale in order to qualify as a bidder (the mortgage holder and its designee(s) are exempt from this requirement); high bidder to sign written Memorandum of Sale upon acceptance of bid; balance of purchase price payable by certified check in thirty (30) days from the date of the sale at the offices of mortgagee's attorney, Korde & Associates, P.C., 900 Chelmsford Street, Suite 3102, Lowell, MA or such other time as may be designated by mortgagee. The description for the premises contained in said mortgage shall control in the event of a typographical error in this publication.
