PLEASE TAKE NOTICE that on January 8, 2026 at 7:00 p.m. the Land Use Board of the Borough of Jamesburg will hold a hearing on the application of 333 Forsgate Assoc, LLC. The hearing will take place at the Borough Hall, 131 Perrineville Road, Jamesburg, New Jersey. The premises which are the subject of the application are located on 333 Forsgate Drive, Jamesburg, New Jersey. Said premises known as a Lot 28, Block 47.10.
The applicant is seeking Amended Use Variance approval to permit various food uses and a convenience store in the existing retail/office building. A prior approval prohibited the use of the property as a fast food or other restaurants and a convenience store. Said prohibitions along with other uses are contained in a deed restriction. The applicant seeks to have the deed restrictions removed from the property as they apply to food and convenience uses. In addition, variances are required under NJSA 40:55D-70d(1) as fast food and convenience stores are not permitted in the Office Zone and under NJSA 40:55-70(d)2 for an expansion of the pre-existing non-conforming use.
The applicant also intends to request at the hearing such density, use and bulk variance and/or waivers of design standards and/or submission requirements as are required to develop the premises in the manner indicated in the application materials, and any other variances or waivers that the Board may require.
All Documents relating to the application may be inspected by the public by contacting the Board Secretary to make arrangements in the office of Jamesburg Borough Clerk, Borough Hall, 131 Perrineville Road, Jamesburg, New Jersey. Any interested party may appear at the aforesaid hearing, either in person, or by their attorney, and be given an opportunity to be heard with respect to the aforesaid application.
