NOTICE OF SALE OF LAND UNDER
EXECUTION
By virtue of an execution directed to the undersigned from the Superior Court of Gaston County in the action entitled County of Gaston vs. Heirs ofMary Suzanne K. Ledford, I will, on January 6, 2026, at 10:00 am, at the Gaston County courthouse door, in the City of Gastonia, sell the real property described below to the highest bidder FOR CASH to satisfy the execution on that real property.
The execution was issued pursuant to judgment duly recorded in the office of the Clerk of the Superior Court of Gaston County, in the amounts specified below.
The following described property is located in the Gastonia Township, of Gaston County, North Carolina:
The real property is owned by Heirs of Mary Suzanne K. Ledford and is described as follows:
For legal description see Exhibit A which is attached hereto and incorporated by reference as if fully set out herein.
Amount due under judgment, including costs: $129,786.36.
The property will be sold “as-is, where is, with all faults,” subject to any and all existing liens, and all outstanding taxes and all local improvement assessments against the above-described property not included in the judgment in the above-entitled cause.
The highest bidder at public sale shall be required to pay IN FULL the amount of the successful bid at the conclusion of the execution sale (subject to the confirmation of the sale as by law provided). The successful bid amount shall be paid in cash or certified funds (payable to the Gaston County Sheriff’s Office). The Sheriff’s office may, in its discretion, determine and allow a reasonable time within which to deliver the successful bid amount to that office. The successful bidder shall also be responsible for the payment of any excise/transfer taxes due to the Register of Deeds office, and all recording fees at the appropriate time.
In accordance with G.S. 105-375(i), this Notice of Sale has been sent to the taxpayer and any lienholder(s) of record by first-class and certified mail, return receipt requested, and has been posted on the property. The Notice of Sale will be published as required by G.S. 1-339.52.

Gastonia Township, Gaston County, North Carolina, adjoined and bounded on the North, East and South by the John C. Robinson Estate lands, fronting on the Est side of Union Road, and being more particularly describe by courses and distances as follows, to-wit:
BEGINNING at an iron stake in the East edge of Union Road, said stake being situate North 14 degrees 30 minutes West 25 feet, more or less, from the point of intersection of the North line of Robinwood Road and the East line of Union Road, Northwest corner of the lands of John C. Robinson Estate; and runs thence along the East line of Union Road, North 14 degrees 30 minutes West 209 feet to an iron stake; Southwest front corner of other lands of the John C. Robinson Estate; thence along the South line of the lands of John C. Robinson Estate, North 75 degrees 30 minutes East 209 feet to an iron stake; thence along the West line of the lands of John C. Robinson Estate South 14 degrees 30 minutes Eat 209 feet to an iron stake; thence along the North line of the lands of John C. Robinson Estate South 75 degrees 30 minutes West 209 feet to the point of beginning, containing one acre, more or less.
