NOTICE OF MORTGAGEE’S SALE OF REAL ESTATE
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Scott G. Juba and Allison E. Landry to Mortgage Financial Services, Inc., dated June 29, 2004, and recorded with the Norfolk Registry of Deeds in Book 21230 at Page 306; as affected by a loan modification agreement dated April 20, 2018 and recorded with said Deeds in Book 36589 at Page 236, as further affected by a loan modification agreement dated May 22, 2019 and recorded with said Deeds in Book 37219 at Page 593, as further affected by a loan modification agreement dated March 8, 2022 and recorded with said Deeds in Book 40624 at Page 350, as further affected by a loan modification agreement dated April 1, 2023 and recorded with said Deeds in Book 41278 at Page 1, of which mortgage the undersigned is the present holder by an assignment of mortgage from Mortgage Financial Services, Inc., to HSBC Mortgage Corporation (USA) dated June 29, 2004, and recorded with said Deeds in Book 21230, Page 323; by an assignment of mortgage from HSBC Mortgage Corporation (USA) to HSBC Bank USA, N.A., dated November 15, 2011, and recorded with said Deeds in Book 29343, Page 413; and by assignment of mortgage from HSBC Bank USA, National Association to MTGLQ Investors, L.P., dated July 6, 2017, and recorded with said Deeds in Book 35333, Page 394; and by assignment of mortgage from MTGLQ Investors, L.P., to US Bank Trust National Association, not in its Individual Capacity but Solely as Owner Trustee for VRMTG Asset Trust dated June 10, 2020, and recorded with said Deeds in Book 38045, Page 506; and by assignment of mortgage US Bank Trust National Association, Not In Its Individual Capacity But Solely As Owner Trustee for VRMTG Asset Trust to Fay Servicing, LLC, dated August 15, 2023, and recorded with said Deeds in Book 41362, Page 388; and by assignment of mortgage from Fay Servicing, LLC to Amos Financial, LLC, dated August 15, 2023, and recorded with said Deeds in Book 41387, Page 149. For breach of the conditions of said mortgage and for the purpose of foreclosing the same will be sold at Public Auction at 12:00 P.M. on the 20th day of January 2026, at 76 Columbus Avenue, Braintree, MA 02184, all and singular the premises described in said mortgage,
To wit:
A certain parcel of land in Braintree, Norfolk County, Massachusetts, together with the buildings thereon, being lot seven and the southwesterly part of lot Six on a Plan of Land in South Braintree, Massachusetts, belonging to John M. O'Connell, October 1922, George H. Wetherbee, Jr., C. E., recorded with Norfolk Deeds in Book 1570, Page 104.
Meaning and intending to describe and convey the premises conveyed by deed recorded at Norfolk Registry of Deeds in Book 15222, Page 84.
Premises to be sold and conveyed subject to and with the benefit of all rights, rights of way, restrictions, easements, covenants, liens or claims in the nature of liens, improvements, public assessments, any and all unpaid taxes, tax titles, tax liens, water and sewer liens and any other municipal assessments or liens or existing encumbrances of record which are in force and are applicable, having priority over said mortgage, whether or not reference to such restrictions, easements, improvements, liens or encumbrances is made in the deed.
Terms of sale: A deposit of ten thousand dollars ($10,000) by certified or bank check will be required to be paid by the purchaser at the time and place of sale. The balance is to be paid by wire transfer to Demerle & Associates P.C., 10 City Square, 4th Floor, Boston, MA 02129 within thirty (30) days from the date of sale. Deed will be provided to purchaser for recording upon receipt in full of the purchase price. In the event of an error in this publication, the description of the premises contained in said mortgage shall control.
