TOWN OF YARMOUTH ZONING BOARD OF APPEALS
You are hereby notified that the Yarmouth Zoning Board of Appeals will hold a public hearing on the following petitions/appeals on January 8, 2026 at 6:00 p.m. at Yarmouth Town Hall, 1146 Route 28, South Yarmouth, MA 02664 in the Select Board’s Hearing Room.
PETITION 5206: William A. Bravo, Trustee of the William A. Bravo Revocable Trust. Property Location: 147 Run Pond Road, South Yarmouth, MA. Map & Lot #: 34.13; Zoning District: R-25. The Applicant seeks a Special Permit per §104.3.2 for increase in height of a preexisting nonconforming structure to construct a second-floor addition and third-floor habitable attic with outdoor deck.
PETITION 5207: Elie and Rabih Bassil, Trustees of the Bassil Brothers United Trust. Property Location: 1308 Route 28, South Yarmouth, MA. Map & Lot #: 60.160; Zoning District: B1 and B2. The Applicant seeks a Special Permit per §104.3.2, Paragraph 4 to expand a nonconforming use and construct a garage addition with a 21’ x 46’ bay and a second floor.

The Applicant seeks a Special Permit per Table 202.5 for N-11 Use (Amusement & Recreation Services) to install two indoor batting cages. The Applicant requests a waiver from the requirement for a certified site/plot plan less than two years old.
PETITION 5209: Vitaly Bulgakov and Marina Bulgakova. Property Location: 177 Seaview Avenue, South Yarmouth, MA. Map & Lot #: 19.36; Zoning District: R-25. The Applicant seeks a Special Permit per §104.3.2(2) for increase in height of a preexisting nonconforming structure and/or a Variance from §203.5 for side setback relief to construct a second-floor addition. The Applicant requests a waiver from the requirement for a certified site/plot plan less than two years old.
The meeting will be held at Yarmouth Town Hall, 1146 Route 28, South Yarmouth, MA. Remote participation will also be available. Specific information for participation by members of the public and/or parties with a right and/or requirement to attend this meeting can be found within the posted agenda on the town’s website at https://www.yarmouth.ma.us/AgendaCenter at least 48 hours in advance of the meeting.
