Take notice that the Upper Southampton Township Zoning Hearing Board will hold a public hearing on Wednesday, January 7, 2026, at 7:00 PM in the Upper Southampton Township First Floor Meeting Room, 939 Street Road, Southampton, PA, on the appeal of Outdoor Partnership, LLC (25-12), regarding Tax Parcel No. 48-011-002, located at 725 County Line Road, in the LI, Limited Industrial Zoning District of Upper Southampton Township. Applicant seeks a special exception pursuant to and variances from the Upper Southampton Township Zoning Ordinance (“Ordinance”), as amended, to convert an existing two-sided "V"-shaped billboard sign ("Billboard") from static displays to digital EMCD displays as follows: (1) a variance from §185-16.1(C)(4), to provide direct internal illumination when indirect illumination is required; (2) a variance from §185-63(A)(2)(o)(1), to permit an EMCD in the LI District along the Pennsylvania Turnpike and not along Street Road or Second Street Pike; (3) a variance from §185-63A(2)(o)(4), to allow the message/display to change every 6 seconds, as opposed to 60 seconds; (4) a variance from §185-63(A(2)(o)(8), to permit each EMCD face to be 672 square feet, when only 16 square feet is permitted; and (5) a variance from §185-63(A)(2)(o)(9), to permit 2 EMCDs on the Property (each face to be considered an separate EMCD), when only 1 EMCD is permitted. Secondly, Applicant requests a Special Exception pursuant to the Ordinance, as amended, to permit an EMCD Billboard within the LI-Limited Industrial District.
