NOTICE IS HEREBY GIVEN THAT THE Zoning Hearing Board of Stroud Township will conduct a Public Hearing at the Stroud Township Municipal Building, 1211 North Fifth Street, Stroudsburg, Pennsylvania, on Wednesday, January 7, 2025 at 6:30 pm to consider the following:
ZHB #25-12 Lorenzo Marcolin (Reilly Associates) 49 S. Main Street, #200, Pittston, PA 18640, Agent for easement holder Pennsylvania-American Water Company, (PAWC) 2699 Stafford Avenue, Scranton, PA 18505 seeks dimensional variance relief from the 20 ft. front yard setback of the R-1 zoning district per Zoning Ordinance Chapter 27 Schedule 27-II and also seeks separate relief from Stroud Township Zoning Ordinance Chapter 27-302(1)(G) requiring additional review of development on existing steep slopes greater than 15% and prohibiting development of slopes exceeding 30% due to potential adverse environmental impacts. PAWC proposes to construct a 56 ft. 4 in. x 31 ft. 0 in. water treatment facility/building and pressure filtration treatment system to remediate elevated manganese levels in the groundwater source. The property owner is Blue Mountain Lake Club, 3 Blue Mountain Lake, East Stroudsburg, PA 18301. The property contains 16.89 acres and is identified as Stroud Township Tax Map/Parcel ID 17.112407. The property is located along the northeast side of Blue Mountain Crossing, Tax Map (PIN) No. 17730303414401, in the R-1 zoning district.
ZHB #25-13 Applicant Brandon Barreres of 1410 Spruce Street, Apt. 112, Stroudsburg, PA 18360, on behalf of property owners Dennis Edward West and Holly A. West of 385 Castaway Key Drive, Pawleys Island, SC 29585 seeks dimensional variances from the 30 ft. side and 75 ft. rear yard setback minimums of the S-1 special and recreational single-family district. Applicant proposes to expand and lengthen an existing single-family dwelling by 13 ft. 9 in. on the southerly side thereby reducing the existing 50 ft. rear setback to 36 ft. 3 in. Applicant’s proposed expansion will maintain but lengthen an existing 10 ft. westerly side setback and also lengthen an easterly side setback at a less nonconforming 13 ft. side setback. The property is located at 106 Grace Street, East Stroudsburg, PA 18301, Parcel ID No. 17.1.2.15, Tax Map (PIN) No. 17639302552708, in the S-1 zoning district. The parcel contains .14 acres, known as 106 Grace Street, also known as Lot No. E-3 Analomink Lakes in Stroud Township.
