TO THE ABOVE-NAMED DEFENDANT:
You are notified that on the 4th day of August, 2025, a Petition was filed in the Office of the Clerk of Court for Polk County, Iowa naming you as a Defendant(s) in the above-captioned action. The Petition prays that the property legally described as: EX E 2.5F S225F & N75F- LT 9 BLK 2 GARVER PLACE, and locally known as 3103 Grand Avenue, Des Moines, Iowa, is in violation with the Municipal Code of the City of Des Moines, Chapter 60 Article II. Further, Plaintiff prays the Court to enjoin the Defendant(s) from allowing the occupancy of the dwelling by anyone other than a valid owner, unless and until they obtain a valid Inspection Certificate. Further, the Plaintiff requests that the court assess in rem against the property for the costs of this action and the costs incurred in the enforcement of the Municipal Code of the City of Des Moines, Iowa, inclusive of any costs incurred in the abatement of the property, all with interest. Further, the Plaintiff requests that any Defendant who holds an interest by virtue of a lien or mortgage be ordered to allow the abatement of the public nuisance.
