SUBSTITUTE TRUSTEE'S NOTICE OF FORECLOSURE SALE
WHEREAS on June 23, 1999, TAMMIE J CURRY AND EDDIE RAY HAYES, HUSBAND AND WIFE, executed a Deed of Trust to EMMETT JAMES HOUSE AND BILL R. MCLAUGHLIN, as Trustee , and UNION PLANTERS BANK, NATIONAL ASSOCIATION, as Beneficiary, which Deed of Trust is on file and of record in the office of the Chancery Clerk of Hinds County, Mississippi, First judicial District, in Book 5113, Page 737 as Instrument Number 587026; which Deed of Trust has been duly transferred and assigned to HSBC Bank USA, National Trust Company, as Trustee for the Holders of MASTR Reperforming Loan Trust 2005-1, recorded on November 24, 2025, in Book 7329, Page 2242 as Instrument Number 1934089, in the office of the Chancery Clerk of Hinds County, Mississippi, First Judicial District; and
WHEREAS, default has occurred in the payment of the indebtedness secured by said deed(s) of trust, and HSBC Bank USA, National Trust Company, as Trustee for the Holders of MASTR Reperforming Loan Trust 2005-1, as beneficiary, has authorized and instructed Padgett Law Group as substitute trustee to foreclose said deed(s) of trust by advertisement and sale at public auction in accordance with the statutes made and provided therefor.
THEREFORE, notice is hereby given that pursuant to the power of sale contained in said deed(s) of trust and in accordance with the statutes made and provided therefor, the said deed(s) of trust will be foreclosed and the property covered thereby and hereinafter described will be sold at public auction to the highest bidder for cash at the Main North Front Door of the First Judicial District of the Hinds County Courthouse, located at 407 East Pascagoula Street, at Jackson, Mississippi, and will sell within legal hours (being between the hours of 11:00 AM and 4:00 PM) on January 16, 2026, to satisfy the indebtedness now due under and secured by said deed(s) of trust.
Padgett Law Group will convey only such title as vested in it as Substituted Trustee.
The premises to be sold are described as:
LOT 17, WILLOWOOD, PART 2, A SUBDIVISION ACCORDING TO A MAP OR PLAT THEREOF WHICH IS ON FILE AND OF RECORD IN THE OFFICE OF THE CHANCERY CLERK OF HINDS COUNTY AT JACKSON, MISSISSIPPI, IN PLAT BOOK 25 AT PAGE 4, REFERENCE TO WHICH IS HEREBY MADE IN AID OF AND AS A PART OF THIS DESCRIPTION.
The successful bidder must tender full funds at the conclusion of the sale in the form of a certified check made payable or endorsed to Padgett Law Group. No personal checks will be accepted. To this end you must bring sufficient funds to outbid the lender and any other bidders. Insufficient funds will not be accepted. Amounts received in excess of the winning bid will be refunded. Padgett Law Group reserves the right to award the bid to the next highest bidders should the highest bidder fail to timely tender the total amount due.
