REAL PROPERTY ON SPECIAL
EXECUTION AND ORDER OF SALE
UNDER AND BY VIRTUE OF EXECUTION AND ORDER OF SALE issued out of and under the seal of Superior Court of Maricopa County, State of Arizona, on the 29th day of October, 2025, and to me as Sheriff of said County duly directed and delivered in the above entitled action:
WHEREAS, on the 8th day of January, 2024, and amended on the 29th day of July, 2025, the above-named Plaintiff recovered a Judgment in the above-styled Court against the Defendant, Blackrock Financial LLC, as follows:
In the principal amount of $5,961.00, plus accruing monthly assessments of $291.00 commencing 02/01/2025, along with monthly late fees of $15.00, plus costs taxed and allowed in the amount of $3,570.90, attorneys’ fees in the amount of $6,830.00, accruing interest on the principal lien balance at a rate of 4.5% per annum and accruing interest on attorneys’ fees and costs at a rate of 8.75% per annum in the amount of $927.36, accruing assessments and late fees, and any additional attorneys’ fees and costs incurred in collection the amounts awarded therein and on 09/11/2025, Plaintiff/Judgement Creditor Papago Park Villages II Council of Co-Owners, Inc., recovered a judgment in the Superior Court of the State of Arizona, in Maricopa County, against Defendant/Judgment Debtor Blackrock Financial LLC; for costs taxed and allowed in the amount of $790.92 and attorneys’ fees in the amount of $1,480.00.
THEREFORE, the principal amounts awarded, plus all additional assessments, late charges, attorneys’ fees, and costs that have accrued thereafter as awarded in the terms of the above-referenced judgment totals a current balance of $23,068.13 which is now at the date of this Writ due on such judgment. Additional monthly assessments of $291.00, commencing 11/01/2025, monthly late fees of $15.00 commencing 11/16/2025, plus interest on the principal lien balance at a rate of 4.5% per annum and accruing interest on attorneys’ fees and costs at a rate of 8.75% per annum as well as attorneys’ fees and costs of the Sheriff’s Sale will continue to accrue and be incurred, and are to be added to the current balance as of the date of the Writ and through the date of the Sheriff’s Sale of the Property, plus costs of Sheriff’s Sale, together with a foreclosure of Plaintiff’s lien against the Defendant, on the following described real property, to-wit:
Unit 169, Building R, of PAPAGO PARK VILLAGE II, a condominium, per Declaration of Horizontal Property Regime recorded as Instrument No. 1984-150299, and per maps recorded in Book 265 of Maps, Page 20, and in Book 265 of Maps, Page 40, in the Office of the County Recorder of Maricopa County, Arizona;
TOGETHER WITH a proportionate interest in and to the common areas, as set forth in the Declaration of
Horizontal Property Regime and amendments thereto and as set forth on said plat.
AKA: 1905 East University Drive, #169 Tempe, Arizona 85288.
NOW, THEREFORE, PUBLIC NOTICE IS HEREBY GIVEN that on the 15th day of January, 2026, at the hour of 10:00 A.M. at 301 West Jefferson Street, Room 250-8*, in the City of Phoenix, Maricopa County, State of Arizona, I will in obedience to said Execution and Order of Sale, sell all the right, title, claim and interest of the above named debtor, in, of and to the above described property at public auction to the highest bidder for cash or certified funds only, in lawful money of the United States, and apply the proceeds thereof to the payment and satisfaction of said judgment, together with the interest that may be due thereon and all costs of suit and accruing costs.
