BRISTOL TOWNSHIP ZONING HEARING BOARD
Notice is hereby given that the Bristol Township Zoning Board will hold their regular meeting on Monday evening, January 12, 2026, at 7:00 pm at the Bristol Township Municipal Building, 2501 Bath Road, Bristol PA 19007, to consider the following:
1. Alex Camara, 3710 Elmhurst Ave., Bristol (Tax Parcel #05-059-104-004) is requesting a variance from Chapter 205-26.D. (impervious surface) to allow construction of a deck over existing patio at the above noted location in an R-2 Residential zoned district.
2. Ilona Miskevich, 20 Hedgerow Dr., Fairless Hills (Tax Parcel #05-031-166) is requesting a variance from Chapter 205-26.D. (impervious surface) to allow for an additional deck at the above noted location in an R-2 Residential zoned district.
3. Michal Orlowski, 1821 Ritter Ave., Bristol is requesting a variance from Chapter 205-28.A. (permitted use) to allow a storage shed as the principal use on the property located at Ritter Ave, Bristol (Tax Parcel #05-014-189) in an R-3 Residential zoned district.
4. Franklin Guzman, 377 Weadley Rd, King of Prussia is requesting a special exception from Chapter 205-25.B.(13) ((A6) residential conversion) to allow for two rental units on the property located at 618 Newport Rd, Bristol (Tax Parcel #05-026-401) in an R-2 Residential zoned district.
5. Bailey’s Plaza LLC, 57 Crestwood Rd, Levittown is requesting a variance from Chapter 205-120.(19) (off-street parking) to continue to provide the existing 124 off-street parking spaces where 295 spaces are otherwise required and where the existing parking constitutes an existing non-conformity with respect to the requirements of the ordinance (266 spaces otherwise presently required) to construct a small outdoor dining area to the rear of the existing shopping center on the property located at 6898 Bristol Emilie Rd, Levittown (Tax Parcel #05-034-156) in a C-Commercial zoned district.
