MORTGAGEE'S SALE OF REAL ESTATE
By virtue of and in execution of the Power of Sale contained in a certain mortgage given by Charles K. Rohrbach and Victoria A. Rohrbach to Colorado Federal Savings Bank, dated August 20, 2008 and recorded in Plymouth County Registry of Deeds in Book 36298, Page 60 (the “Mortgage”) of which mortgage PHH Mortgage Corporation is the present holder by Assignment from Colorado Federal Savings Bank to Bank of America, N.A. dated August 19, 2008 and recorded at said Registry of Deeds in Book 36298, Page 71, and Assignment from Bank of America, N.A. to Nationstar Mortgage LLC dated November 8, 2012 and recorded at said Registry of Deeds in Book 42225, Page 84, and Assignment from Nationstar Mortgage LLC d/b/a Champion Mortgage Company to Mortgage Assets Management, LLC dated February 16, 2022 and recorded at said Registry of Deeds in Book 56449, Page 1, and Assignment from Mortgage Assets Management, LLC to Federal National Mortgage Association dated April 2, 2024 and recorded at said Registry of Deeds in Book 58789, Page 157, and Assignment from Federal National Mortgage Association to PHH Mortgage Corporation dated December 2, 2024 and recorded at said Registry of Deeds in Book 59509, Page 165, for breach of conditions of said mortgage and for the purpose of foreclosing the same, the mortgaged premises located at 2712 Cranberry Highway, Wareham, MA 02571 will be sold at a Public Auction at 2:00 PM on January 16, 2026, at the mortgaged premises, more particularly described below, all and singular the premises described in said mortgage, to wit:
The land with buildings thereon situated in Wareham, Plymouth County, Massachusetts, bounded and described as follows:
SOUTHWESTERLY by the Northeasterly sideline of the State Highway known as Route 28, as shown on a plan hereinafter mentioned, seventy-five (75) feet; thence
NORTHWESTERLY by Lot 3 as shown on said plan One hundred twenty (120) feet; thence
NORTHEASTERLY by Lot 11 as shown on said plan Seventy-five (75) feet; thence
SOUTHEASTERLY by Lot 2 as shown on said plan One hundred twenty (120) feet;
Said premises contain 9,000 square feet more or less and are shown as LOT # 2 on a plan of Sunny Acres, Town of Wareham, Massachusetts, owned by W.F. Bither and F.L. Monahan, scale 1" = 100', Subdivision No. 1, Surveyed by Ernest A. Truran, C.E. of East Wareham, October 1946, recorded with Plymouth County Registry of Deeds in Plan Book 7, page 330.
Together with all rights, privileges and easements connected therewith and subject to restrictions and easements of record and are hereby conveyed subject to any building and zoning law requirements which may by in force and applicable.

The premises will be sold subject to any and all unpaid taxes and other municipal assessments and liens, and subject to prior liens or other enforceable encumbrances of record entitled to precedence over this mortgage, and subject to and with the benefit of all easements, restrictions, reservations and conditions of record and subject to all tenancies and/or rights of parties in possession.
Terms of the Sale: Cashier's or certified check in the sum of $5,000.00 as a deposit must be shown at the time and place of the sale in order to qualify as a bidder (the mortgage holder and its designee(s) are exempt from this requirement); high bidder to sign written Memorandum of Sale upon acceptance of bid; balance of purchase price payable by certified check in thirty (30) days from the date of the sale at the offices of mortgagee's attorney, Korde & Associates, P.C., 900 Chelmsford Street, Suite 3102, Lowell, MA or such other time as may be designated by mortgagee.
