SUBSTITUTE TRUSTEE'S NOTICE OF SALE
WHEREAS, on December 20, 1999, TRAB HINTON, SR. AND GRACIE M. HINTON, HUSBAND AND WIFE executed a deed of trust for the benefit of THE MORTGAGE SHOP, which deed of trust was recorded on January 19, 2000, as Instrument No. 295567, in Book 1078, Page 492, in the office of the Chancery Clerk of Forrest County, Mississippi; Said Deed of Trust was last sold, assigned and transferred to U.S. Bank National Association, not in its individual capacity but solely as trustee of NRZ Pass-Through Trust XI by assignment recorded in Book 2591, Page 387 in the office of the Chancery Clerk of Forrest County, Mississippi.
WHEREAS, the holder of the deed of trust at the time of the substitution substituted McCalla Raymer Leibert Pierce, LLP as Trustee, as authorized by the terms thereof, by instrument recorded January 22, 2024 and spread at large upon the records in the office of the aforesaid Chancery Clerk in Book 2513, Page 166 prior to the posting and publication of this notice; and
WHEREAS, default having been made in the terms and conditions of the deed of trust, and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of the deed of trust, and the legal holder of said indebtedness, U.S. Bank National Association, not in its individual capacity but solely as trustee of NRZ Pass-Through Trust XI, has requested the undersigned Substitute Trustee to execute the trust and sell said land, property and improvements in accordance with the terms of the deed of trust for the purpose of raising the sums due thereunder, together with attorney's fees, Substitute Trustee's fees and expenses of sale;
THEREFORE, on January 16, 2026, the undersigned Substitute Trustee in the deed of trust, will offer for sale at public outcry and sell to the highest bidder for cash, within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.) at the Northeast Rear Entrance of the Paul B. Johnson Chancery Building, in Hattiesburg, Mississippi, the following described land, property and improvements lying and being situate in Forrest County, Mississippi, to-wit:
Commence at the Southwest corner of the NW1/4 of the SE1/4 of the NW1/4 of Section 21, T-4-N, R-13-W, Forrest County, Mississippi, for the Point of Beginning.
From the Point of Beginning run on and along the West line of said NW1/4 of the SE1/4 of the NW1/4 N 00°57'04" W for 60.00 feet; thence run N 89°58'08" E for 150.00 feet; thence run S 00°13'27" E for 59.99 feet to the South line of said NW1/4 of the SE1/4 of the NW1/4; thence run on and along said South line S89°58'08" W for 149.24 feet back to the Point of Beginning.
Said parcel of land is part of the NW1/4 of the SE1/4 of the NW1/4 of Section 21, T-4-N, R-13-W, Forrest County, Mississippi, and contains 0.21 acres, more or less.
I WILL CONVEY only such title as is vested in the Substitute Trustee.
