NOTICE IS HEREBY GIVEN pursuant to a Final Summary Judgment of Foreclosure dated 12/19/2025, entered in Civil Case No.: 35-2025-CA-001712-AXXX-01 of the Circuit Court of the Fifth Judicial Circuit in and for Lake County, Florida, wherein THE BANK OF NEW YORK MELLON, F/K/A THE BANK OF NEW YORK AS SUCCESSOR IN INTEREST TO JPMORGAN CHASE BANK, N.A. AS TRUSTEE FOR NOVASTAR MORTGAGE FUNDING TRUST, SERIES 2006-3, NOVASTAR HOME EQUITY LOAN ASSET-BACKED CERTIFICATES, SERIES 2006-3, Plaintiff, and EVA MAE CLARK; UNKNOWN TENANT(S) IN POSSESSION #1 N/K/A KAREN WIMBERLY, are Defendants.
I will sell to the highest bidder for cash, on the first floor near the information desk, Lake County Courthouse, Lake County Judicial Center, 550 W. Main Street, Tavares, FL 32778 at 11:00 AM, on the day of FEB 24, 2026, the following described real property as set forth in said Final Summary Judgment, to wit:
LOTS 25 AND 26 OF BLOCK 1, OF ROSENWALD GARDENS, BEING A SUBDIVISION OF THE NORTHEAST QUARTER OF THE SOUTHEAST QUARTER AND THE NORTH HALF OF THE SOUTHEAST QUARTER OF THE SOUTHEAST QUARTER AND THE SOUTHWEST QUARTER OF THE SOUTHEAST QUARTER OF THE SOUTHEAST QUARTER AND THE EAST THREE QUARTERS OF THE SOUTHWEST QUARTER OF THE SOUTHEAST QUARTER, ALL IN SECTION 1, TOWNSHIP 19 SOUTH, RANGE 26 EAST, ACCORDING TO THE PLAT THEREOF, AS RECORDED IN PLAT BOOK 5, PAGE 61, OF THE PUBLIC RECORDS OF LAKE COUNTY, FLORIDA.
If you are a person claiming a right to funds remaining after the sale, you must file a claim with the clerk before the clerk reports the surplus as unclaimed. If you fail to file a timely claim you will not be entitled to any remaining funds. After the funds are reported as unclaimed, only the owner of record as of the date of the Lis Pendens may claim the surplus.
