Pursuant to the Judgment of Foreclosure and Sale, and Order Confirming Report of Amount Due and Awarding Attorney’s Fees, Costs, and Disbursements, dated December 4, 2025, and entered in the Orange County Clerk’s Office on December 11, 2025 (the “Judgment”), I, the undersigned Referee, duly appointed in this action for such purpose, will expose for sale and sell at public auction to the highest bidder at the Orange County Courthouse, 285 Main Street, Floor 2, Division 3 Lobby, Goshen, New York, on January 30, 2026 at 2:30 p.m., the mortgaged premises located at 2 Mill Street, Unit 2, Cornwall, New York more particularly described on tax map of the Town of Cornwall, Sec. 43 Block 1 Lot 1.-2 (the “Property”) as directed in and by said Judgment. Approximate amount of the Judgment is $1,875,432 plus post-entry per diem interest, expenses, and costs. Please take notice that the Property is subject prior mortgages of record now held by Ulster Savings Bank, pursuant to a Consolidation, Extension and Modification Agreement in the original principal amount of $6,693,750 (Orange County Clerk Liber 15104 Page 840). Upon information and belief, the Ulster Savings Bank principal loan balance as of December 12, 2025 was approximately $6,308,867 (with interest from December 1, 2024).
