You are hereby summoned and required to serve upon Boudwin Ross Roy Leodori PC, Plaintiff's attorneys, whose address is 10000 Midlantic Drive, Suite 100E, Mt. Laurel, New Jersey, 08054, an answer to the Complaint in a civil action in which City of Millville, a Municipal Corporation in the County of Cumberland and State of New Jersey, is the Plaintiff and Everett Turner; et als., are Defendants pending in the Superior Court of New Jersey within 45 days after January 2, 2026, exclusive of said date. If you fail to do so, judgment by default may be rendered against you for the relief demanded in the complaint. You shall file your answer and proof of service in duplicate with the Clerk of the Superior Court, Richard J. Hughes Justice Complex, PO Box 971, Trenton, New Jersey 08625, in accordance with the rules governing the courts.

You, Everett Turner, are made a Defendant in the above entitled action because you are the owner of the property at issue in this foreclosure located at 44 S Ivy Road, Millville, New Jersey (Block 199, Lot 1687, Addl: 1688), which deed was dated November 14, 1974, and recorded in the Cumberland County Clerk's Office on July 11, 1975, in Book 1238 at Page 24, et seq.
You, Tammy Turner, are made a Defendant in the above entitled action because you are the holder of Judgment #J-316414-2005 against Everett Turner (name similar to property owner), which judgment was entered on December 2, 2005, in an amount that varies from date to date.
You, New Jersey Real Estate Development Group LLC, are made a Defendant in the above entitled action because you are the owner of the property at issue in this foreclosure located at 312 Mulberry Street, Millville, New Jersey, which deed was dated September 29, 2020 , and recorded in the Cumberland County Clerk's Office on October 1, 2020, in Book 4198 at Page 8092, et seq.
The nature of which and the reason that you are named as Defendants is set forth with particularity in the Complaint, a copy of which will be furnished to you on request addressed to the attorneys of the Plaintiff at the above-mentioned address.
IN ORDER TO PRESERVE ANY EQUITY THAT MAY EXIST IN THE PROPERTY, YOU SHALL HAVE THE RIGHT TO DEMAND, BY WRITTEN REQUEST TO THE SUPERIOR COURT OF NEW JERSEY, BEFORE THE DATE THAT THE FINAL JUDGMENT IS ENTERED, THAT PLANTIFF FORECLOSE THE RIGHT TO REDEEM THE CERTIFICATE THROUGH A JUDICIAL SALE OR INTERNET AUCTION THROUGH THE OFFICE OF THE COUNTY SHERIFF. IF YOU DO NOT DEMAND A JUDICIAL SALE OR INTERNET AUCTION, PLAINTIFF SHALL PROCEED AND FORECLOSE WITHOUT A JUDICIAL SALE OR INTERNET AUCTION OF THE PROPERTY, AND YOU SHALL HAVE NO CLAIM AGAINST PLAINTIFF FOR ANY EQUITY IN THE PROPERTY.
